Campus character and classic college-town appeal
University of Oklahoma students aren't the only folks living the best years of their lives in Norman. With a mix of lovely historic homes, top-rated schools, amenity-filled parks and the vibrant Campus Corner district within walking distance, permanent residents of the University neighborhood have it pretty good, too. "University is an eclectic and unique neighborhood," says Lauren Guhl, Realtor and co-owner of Guhl Family Realty. "It has great older homes, plus some new construction, and it's growing so much."
Period homes with flexible investment potential
With its variety of early 20th-century houses, like Craftsman bungalows, cottages and Victorians, University is the place to find that charming period home – or investment property – you've been searching for. "The original homes in the University neighborhood have so much character, and you can do what you want with them," Guhl says. "Some people choose to make one their home and live there, and some choose to make it a multi-family unit and rent it out to college kids." Many homes in the neighborhood are smaller, ranging from 720 to around 1,400 square feet; however, with a location so close to the OU campus, you'll also find larger, multi-resident houses with over 5,000 square feet of space and five to 11 bedrooms. House prices can range from around $150,000 for a smaller two-bed, one-bath home to over $600,000 for a multi-bedroom property near campus. Guhl says that prices in the neighborhood vary depending on a home's proximity to the OU campus. "The closer you get to campus, the more expensive."
Top-rated public schools with historic ties
Neighborhood kids attend McKinley Elementary School, rated 10 out of 10 by GreatSchools, for pre-kindergarten through fifth grade. Sixth through eighth graders go to Alcott Middle School, named after "Little Women" author Louisa May Alcott, and ninth through twelfth graders round out their grade school careers at Norman High School, which earns an A rating from Niche and is the alma mater of Philadelphia Phillies pitcher Jake Jewell and actor James Garner.
Parks, art and live music at Lion’s and Andrews parks
Lion's Park is just a short walk from the University neighborhood if a warm, sunny afternoon beckons you outdoors. As you enter the park, with its two playgrounds, jogging track, soccer field and tennis courts, you're greeted by playful, oversized art sculptures, including a larger-than-life rubber duck. But there's more to Lion's Park than sculptures and playgrounds. You can also enjoy fun community events like movie nights and live music during the Summer Breeze Concert Series. For even more green space, head over to Andrews Park, which lies north of the neighborhood next to downtown, where you'll find a splash pad for the kids, a skate park and a 500-seat amphitheater. You can also enjoy live music at Andrews Park during the Jazz in June Festival, or caroling and other holiday fun at the annual community tree-lighting event.
Shopping, dining and campus classics on Campus Corner
When not at the park, visit the nearby Campus Corner district next to the university. Developed in 1917 to support the growing needs of OU students and faculty, Campus Corner is a thriving commercial area with over 75 shops and restaurants. These include The Apothem, a family-owned store that sells OU apparel and gifts, and Othello's Italian restaurant, a 46-year-old Campus Corner mainstay, serving classic Italian-American fare like chicken parmigiana with a side of spaghetti. "When I was at OU, Campus Corner was mostly bars, but there's a lot of really good restaurants now," says Guhl. "And the fact that it's all within walking distance is really nice." University, a unique neighborhood in a lively college town, is where you might just find yourself living your best life.
