You might think there isn't much to the area surrounding the University of Oklahoma campus other than students rushing to class or Sooner football games, but this established neighborhood offers students and permanent residents alike an easy, walkable lifestyle with friendly neighbors and charming homes. "Anything you would possibly need is within walking distance," says Jerica Pound, a Realtor and team leader with Keller Williams Realty Mulinix. "Norman, in general, is a college town, but it still has a small-town feel. Residents love the atmosphere, especially in the campus area, where they have the ability to walk to everything."

Near campus, you'll find a blend of single-family homes, duplexes and condominiums built from the 1930s through the early 1970s, many of which are purchased as investment properties by the parents of OU students. "It's super smart for parents to buy a property for their kids to use while at OU," Pound says. "Home values near campus go up, so you'll make money on the property if you decide to sell it in four years when your student graduates." While the condos in the area are more of a contemporary style, the single-family homes are Traditional, with some Tudor revival and mid-century ranch styles in the mix. "Norman is an old town, so most of the homes near campus are older and have a lot of charm," Pound says. "They're definitely not cookie-cutter homes." Home sizes range widely from 800 square feet for a one-bedroom condo to a single-family three-bed, measuring around 3,000 square feet. As a result, area home prices can span from below $100,000 to $725,000 or more. "The closer to campus you get, the higher the house prices," Pounds adds.

OU attendees aren't the only students living in the University of Oklahoma neighborhood. The under-18 set attend schools in the highly-rated Norman Public Schools district, including Madison Elementary for pre-kindergarten through fifth grade, Irving Middle for grades six through eight, and Norman High School, considered the #1 public high school in Cleveland County and given an A rating by Niche. "Norman is one of the best school districts in the OKC metro area," Pound says. "My kids went to Norman schools, and we loved them."

For a break from the books, students of any age can head to nearby Reaves Park, a vast 79-acre green space with sports fields, basketball and sand volleyball courts, and a unique, castle-themed play structure and the Cleveland County Veteran's Memorial honoring fallen local service members. After the park, grab a Sooner mocha and a blueberry baguette muffin from Not Your Average Joe coffee shop. "It's not just a coffee shop," Pound says. "It's also a non-profit that employs people with special needs using a buddy system, which is super cool because it offers them employment opportunities that they might not otherwise have." Next, visit the vibrant Campus Corner commercial area at the north end of OU's campus for a bite to eat and a nose around some of the numerous restaurants and shops. "A lot of the businesses close to campus are locally owned," Pound says. While in Campus Corner, snag some new OU gear from the popular Campus Corner Store, then head to the covered patio at Othello's, a 46-year-old Campus Corner mainstay, to relax and enjoy a hearty, delicious Italian dinner. With all that practically on your doorstep, it's safe to say you don't have to be a college student to enjoy the fun, vibrant University of Oklahoma lifestyle.
