An unknown Seattle-Bellevue gem
Once a planned 1,200-acre residential community, Normandy Park has since evolved into a suburb sought-after for its serene, coastal living on the shores of Puget Sound. Real estate advisor at Compass and city resident Trey Danna calls Normandy Park an unknown gem of the Seattle-Bellevue area for natural beauty. “What makes Normandy Park stunning is that you’re connected to nature,” Danna says. “In many parts, you routinely get water views. We have bald eagles. My friend saw humpback whales.” Residents also connect to nature by walking the many hiking trails or doing sports on the water. It’s common to find those who move here stay for its location and easy city access. “Kids that grew up here will go off, and when they start having families, they come back. There’s no reason to run,” Danna says. “I think everyone that I live here loves it a lot.” Since Normandy Park is a city, it operates its own public safety departments. As of April 2024, the city holds a CAP Index Score of 4, which is the same as the national average. “We can call up the police department and ask them to watch our house, and they do that. In Seattle, that’s a big deal,” Danna says.

Midcentury moderns and contemporaries with large lots
Single families, townhouses and apartments line the residential streets. Houses often feature large lots matched with manicured lawns. “We are a very pedestrian community,” Danna says. “You got a lot of people that walk the streets. It’s easy to walk your dog and ride your bike.” Single families vary from northwest contemporaries to 60/70s split-levels, ramblers, and midcentury moderns. Towards the airport are townhouses and apartments; townhouse prices range from $680,000 to $700,000. Midcentury ramblers and split-levels are often priced from $600,000 to $1.1 million. Contemporaries and moderns with more expansive ocean views are priced above $1.2 million and peak around $6 million.

Active lifestyle on Puget Sound shore
Locals frequently take advantage of all the water has to offer. “Residents can be found kayaking, canoeing, stand-up paddle boarding and things like that,” Danna says. Outside the water, the city operates over 100 acres of parks. Community members gather at City Hall Park to engage in team sports on the athletic fields and courts. Towards the city’s south end, Marvista Park attracts children and families with their playground while gardeners pitch into the Pea Patch Community Garden. Hikers take on the trails within Marine View Park; others head to shore to hunt for seashells. The Cove provides an exclusive membership for those 1,800 households with Lot A access. Lot A represents the homes located along Normandy Park’s former clubhouse from 1929. “It’s an 18-acre private park along the waterfront of the Puget Sound,” Danna says. “You have a marina, a pond to get salmon, trails, firepits and picnic tables.”

Cozy neighborhood eateries
Normandy Park is primarily a bedroom community, so shopping and dining is limited. However, a small selection of dining can be found at Manhattan Village to the north and Normandy Park Towne Center to the south. Diners have been heading to Bistro Baffi for generations, enjoying their signature wines and Italian staples in a cozy, modern dining room. In Manhattan Village, Archie’s serves Mexican dishes in a brightly-colored dining space. That same plaza also holds the QFC grocery store. Danna noted how many locals head north to Old Burien’s 152nd Street, where there’s a variety of shopping and dining cuisines.

Various activities in Highline Schools
Normandy Park students can start their education at Marvista Elementary. The B-minus school teaches students up to the fifth grade. Their time follows at Sylvester Middle School, which earned a C from Niche. Students here can participate in 10 different sports. Diplomas are earned from Mount Rainier High, which is rated a B by Niche. The high school provides career and college education in 18 industries, including marketing, sports medicine, and computer science.

Five miles from Seattle Airport
Normandy Park has multiple bus stops along 1st Avenue, but for the most part, most people travel by car. Car travel to Seattle and Bellevue starts on Highway 509. From there, travelers reach downtown Seattle in 13 miles via Highway 99 and Bellevue in 20 miles via Interstate 405. For air travel, the Seattle-Tacoma International Airport is only five miles away. Airlines fly to over 120 domestic and international destinations. Despite being near the airport, Danna says residents rarely hear the planes because most fly east.
