A city of islands in Biscayne Bay
North Bay Village is a waterfront city spread across three small islands in the heart of Biscayne Bay. Its nearly five-mile coastline wraps 525 acres of private and public land. It’s small but ideally located between major Miami destinations. “North Bay Village is well-centered, and you have easy access to Miami Beach and the Wynwood District,” says local Realtor Caroline Puren with Compass Florida. Puren has sold homes across the region for nearly a decade. “It’s more affordable than Miami Beach, but you still have the same zip code.” Treasure, Harbor and North Bay Islands are home to the city’s nearly 8,000 residents, a mix of full-timers and second homeowners. The city’s largest industries are transportation and warehousing.

High-rise condos and million-dollar single-family homes
The median home price in North Bay Village is $535,000, around $100,000 above the national median. The median price for a single-family home in North Bay Village is about $1.4 million. Most of the land in North Bay Village is occupied by single-family homes. Still, the housing market consists predominantly of condos in massive, high-rise buildings that overlook the water. Harbor Island consists of condominiums, North Bay Island has single-family homes and Treasure Island has a mix. “You go from $800,000 condos to $10 million waterfront homes,” Puren says. Mid-century modern and ranch styles are popular among the city’s single-family homes. Waterfront houses are typically custom.

Walks to Treasure Island Elementary School
Miami-Dade County Public Schools scores an overall A-minus on Niche and serves over 334,000 students. Treasure Island Elementary School, the only school located in North Bay Village, scores a B on Niche. Students must travel to the mainland or Miami Beach for middle and high school.

A new community center is coming to NBV
The Parks and Recreation Department operates three community parks and a dog park in North Bay Village. Dr. Paul Vogel Community Park overlooks the bay with a small playground and a paved walking path. Vogel Park hosts various city events, like yoga in the park, a summer camp for the kids and a Fourth of July holiday event. The Parks and Recreation Department also hosts youth soccer programs. North Bay Village recently partnered with the Argentine Football Association on a redevelopment project that plans to build the city its first community center. The project will also welcome a new park with several sports facilities. Boating and water activities are popular here; marinas dot the city, and many waterfront homes feature private docks.

Shopping along the Kennedy Causeway
Most of the city’s restaurants and businesses are along the Kennedy Causeway on Treasure Island. They’re either on the ground floor of a condominium complex or in a small strip mall with a few other stores or restaurants. Benihana and Osteria Del Teatro are some of the city’s most popular spots for dinner. Presidente Supermarket is the city’s only grocery store, but there are a couple of small food markets and corner stores on Treasure and Harbor Islands. Residents typically head to Miami Beach or mainland Miami for big-box grocery stores.

Hopping on the NBV Shuttle
The North Bay Village Shuttle serves the city and stops at all three islands. Stops include Treasure Island Elementary School, Bay Village Condo and Biscayne Sea Club. Route 79 of the Miami-Dade County Metrobus also serves the city, running along the John F. Kennedy Causeway and connecting residents with areas outside North Bay Village. Wynwood is about 6 miles west, and Miami Beach is about 3 miles east. Mount Sinai Medical Center is 6 miles away, and the Miami International Airport is about 12 miles away.
A county-wide decrease in crime
Crime statistics specific to North Bay Village are not readily available, but Miami-Dade County saw a 15% decrease in violent and property crime from early 2024 to early 2025, according to the Miami-Dade Sheriff’s Office.
Potential flooding on the islands
North Bay Village is made up entirely of islands, making it especially susceptible to flooding during a hurricane, severe weather event or king tide. According to the FEMA Flood Map, the city is an AE flood zone with a moderate to high risk of flooding. Flood insurance is recommended, and the city has an emergency alert system available for sign-up on its website.

One of three islands in Biscayne Bay that connect North Miami Beach to the mainland, Treasure Island is guaranteed to give you “vacation vibes all day long,” says Realtor Michael Rivera with JPAR Coast to Coast. Homebuyers come here for the ocean breezes and waterfront views. Living on an island minutes from the beach pulls them in, Rivera says.
Treasure Island homes are a mix of single-family and condominiums with a wide range of price points. It’s common to see ranch-style houses built in the 1950s with Spanish-style roofs and paved drives for under $1 million, midcentury-modern houses with private pools for a half million more, and stunning waterfront contemporary homes, newly constructed, with pools, patios and boat docks that face the bay for as much as $9 million — a big difference. “Older homes are being bought by investors who are building the new contemporary houses,” Rivera says. And the results are spectacular. The same is true of condominiums. One-bedroom garden view units in a low-rise building, for example, can run as low as $195,000 — but the higher the building, the higher the sale price. A one-bedroom corner penthouse with a large terrace and incredible views will run you over $400,000. And the newly built Shoma Bay condominiums, which combine classic art deco with sleek, modern design, are priced between $750,000 and $1.36 million.
The schools that serve the Treasure Island community are all above average according to Niche. Treasure Island Elementary offers clubs and activities to help students explore and deepen their interests in math and science, podcast or broadcast journalism, chorus and ballet. Nautilus Middle is a designated IB/STEAM school, meaning students can participate in the accelerated International Baccalaureate Middle Years Program and choose special learning opportunities that are part of the science, technology, engineering, arts and mathematics curriculum. Miami Beach Senior High offers a variety of career-focused academies, such as the Academy of Marine and Environmental Science, which works with local businesses to provide student internships, job shadowing opportunities, field trips and research experiences.
For exercise and recreation, residents can take advantage of the decades of bodybuilding and body conditioning experiences at Treasure Drive Fitness, a local gym that guarantees results. Members work with gym professionals on training, nutrition and overall health. One-on-one and shared coaching options make this center distinctive. The Philip Schonberger Memorial Playground sits along Galleon Street and features a galleon-themed playground complete with sails, portholes and a hatch that children can climb on to get inside. Just across the John F. Kennedy Causeway going west, you’ll find the Normandy Isle Park and Pool. This state-of-the-art aquatic facility features two separate pools — a lap pool and an interactive play pool with a zero to 15-inch depth and many ways to get showered and sprayed with water. Water aerobics and swimming lessons are both taught here. The park also contains a lighted soccer field and well-maintained basketball courts.
Treasure Island residents don’t have to venture far for everyday needs. Near the causeway, you’ll find a Presidente Supermarket, a Latin market that offers meats, dairy, produce and other grocery items in addition to over-the-counter prepared foods. Several businesses and eateries line this thoroughfare that runs east/west through the neighborhood, including Benihana on the waterfront, which features 20 teppanyaki tables, a sushi lounge and an indoor/outdoor bar that extends out to an open-air patio overlooking Biscayne Bay. Another place to check out is Shuckers Waterfront Grill, a local institution that has been welcoming guests by land and by sea for 30 years. With picturesque waterfront views, beloved grilled wings, fresh seafood and a fully stocked bar, Shuckers was recently voted “Best Outdoor Dining” by the Miami New Times.
