Diverse and tight-knit community attracts residents to North Bellport
Tucked between Patchogue and Bellport’s downtowns and Brookhaven’s abundant natural spaces, North Bellport is a hamlet surrounded by giants. Although the little hamlet doesn’t have any waterfront of its own, it’s less than 2 miles from Bellport Bay on Long Island’s South Shore. In many ways, North Bellport is a typical, quiet suburb, easy to define by the prominent areas that surround it. And those communities are a big reason people move to North Bellport, but there’s more to this quiet community than that. North Bellport is a community that celebrates its diversity and is proud of the tight-knit networks they’ve built. “It’s very, very friendly, very community-oriented,” says Oyebadejo Oyediran, a licensed associate broker with Douglas Elliman with 20 years of experience selling homes. “It’s about neighbors here, and about the community.” Oyediran adds that frequent events in nearby villages contribute to this sense of community. And the practical details don’t hurt, either. “I think the affordability is a big thing,” Oyediran says. “You’re close to a lot of things like shopping and highways so it’s easy to get to work as well. So I think that’s one of the biggest appeals.”

Small homes starting around $300,000
Although there’s little space between Bellport Village and North Bellport, the houses in the two communities are very different. North Bellport’s homes are smaller and less grand in appearance than those in the village, tending toward Cape Cods, ranch-style houses and new traditionals. “The houses are all kind of clustered together, they’re not spaced out,” says Frank Mosca, a licensed associate broker at Executive Realty Group. “Most properties are on 80 by 100 lots, smaller than a quarter acre. Maybe up to a half-acre, depending.” For those who love the idea of living in Bellport but can’t quite swing the village’s million-dollar listings, North Bellport is often a gentler landing spot, making it especially popular among first-time homebuyers. “It’s one of the softer-priced [communities] in the area,” Mosca says. Small homes can start in the high $200,000 range and can climb to about $480,000 if they’re newly built or fully renovated. Slightly larger homes sell for between $500,000 and $600,000. There has been a recent influx of newly built houses in both price ranges.
Since North Bellport is a little more inland, there’s only a minor risk of flooding. Hurricane season still brings a severe risk of high winds, though, so homeowners still need to get insurance that protects against this kind of damage.

Culinary training at Bellport High
Niche gives South Country Central School District a B-minus. Children attend prekindergarten through third grade at one of three elementary schools, like Brookhaven Elementary School, which also has a B-minus. They then move on to Frank P. Long Intermediate School, which has a C-plus, Bellport Middle School, which has a B-minus, and Bellport High School, which has a B. Bellport High offers a culinary arts academy, a three-year program.

Commuting on the Sunrise and Montauk highways, LIRR
Sunrise Highway runs right through the heart of North Bellport, making it easy to hop on it to travel across Long Island or to connect to other major highways in a matter of minutes. Montauk Highway also passes through North Bellport. The Bellport Long Island Rail Road station is located right in North Bellport. From there, commuters reach Manhattan’s Penn Station in about an hour and 45 minutes. Long Island Community Hospital is less than 3 miles from home, while Long Island MacArthur Airport is 10 miles away.
Athletic fields, pickleball and nearby Wertheim National Wildlife Refuge
Tony Gazzola Park at Martha Avenue has several baseball and soccer fields, making it a popular place for local teams to practice and compete. Nearby, model airplane enthusiasts head to the Model Airplane Park to fly their planes. Paddles Up Pickleball is a favorite spot to play the popular sport no matter the weather. Less than 5 miles away, the 2,550-acre Wertheim National Wildlife Refuge has nearly 6 miles of wooded hiking trails. The Carmans River runs through the refuge, drawing kayakers to the water.
Although residents technically have access to Ho Hum Beach, it’s accessible only by Bellport Village’s ferry. There’s an ongoing dispute with the village regarding a lack of ferry access for North Bellport residents. When residents want to go to the beach, they often head to Patchogue a little over 4 miles away to catch the ferry to Fire Island instead.

Shopping at Bellport Outlets, nearby villages
North Bellport is almost entirely residential. One of a couple of restaurants, Milano Pizza is the go-to spot for a slice — or ten, plus some garlic knots. On the hamlet’s eastern edge, Varney’s is known for its lobster rolls and mussels. Bellport Outlets has a few major retailers, from Home Depot to Gap Factory and Famous Footwear. Stop & Shop is a few minutes north, providing groceries right in the community. Beyond this, though, residents leave North Bellport to shop or enjoy a meal out. Bellport Village has a dense collection of options, especially when it comes to local eateries, less than 2 miles away, and Patchogue’s trendy, still-growing downtown is just 4 miles from home. “You’re close to Patchogue Village there; you’re less than 10 minutes away, which offers a lot in terms of shopping and restaurants and boutiques,” Oyediran says. “Personally, I like Toast. They serve brunch and breakfast there. I love that one. That’s my go-to spot, really.”

Community events in nearby Patchogue
Although North Bellport is pretty quiet throughout the year, its neighboring villages almost always have something going on. Most residents head to Patchogue for its wide variety of events. Patchogue’s Alive After Five, Oyediran says, is particularly popular. “They close off the streets and have sort of a summer festival,” he says. The event features local vendors, live music and plenty of food. There are events even during the colder months, including New Year’s Eve celebrations. “There’s a theater in the downtown Patchogue that does some shows that are very nice,” Oyediran says. “During Christmas, they usually do Scrouge or Nut Cracker.”
