North of the naval base, close to the Waukegan border
North Chicago’s Chicago’s Uptown may be near the shores of Lake Michigan, but its proximity to Naval Station Great Lakes, 3 miles south, and Waukegan, a couple miles north, and nearby employers that entices homeowners to consider the area. “I’ve sold to a lot of military families because they want to be close to the base,” says Liz Scheffler, a broker/owner with Century 21 Circle with nearly 40 years of experience. Further, the corporate offices of Abbot Laboratories, one of the largest employers in the Waukegan/North Chicago area, are 4 miles to the west . Abbot’s pharmaceutical research arm, AbbVie, has a plant along Sheridan Road close to the Uptown neighborhood.
The area is not without its challenges. The neighborhood shows signs of blight and receives an overall Cap Index crime score of 5, higher than the national average of 4. However, the city is making efforts to improve housing and stakeholders are providing opportunities to the area’s youth.
Efforts to spruce up homes in North Chicago
As part of North Chicago’s comprehensive plan to improve housing quality while maintaining relative affordability over Lake County and Kenosha County, the city is working with nonprofits to improve the condition of homes throughout the city. “It’s been an improvement. There’s either been a renovation of the home, or it’s been torn down, and a new one has been built,” Scheffler says. Also, there’s been a focus on property maintenance and ensuring homeowners and landlords don't let blight occur again. The median single-family house price in Uptown is $192,500, slightly lower than the median cost of $195,000 in North Chicago. Some homes date back to the early 1900s, and many have been updated. Bungalows and Cape Cod are prominent, along with duplexes. Single-family houses range from $95,000 to $300,000, while multi-family units cost $110,000 to $400,000.
