Ridgeland Park is a neighborhood just north of downtown Decatur that combines the charm of small-town living with the convenience that comes with its proximity to numerous amenities. The community is close to retail plazas, major employers and the MARTA Blue Line, which can take residents straight into Atlanta. “It just kind of has it all while being fairly quiet,” says Ellen Buettner, a longtime resident and Realtor with Keller Williams Realty Metro Atlanta. Just over 1,000 people live in the neighborhood, which lies partially in Decatur and partially in an unincorporated section of DeKalb County. Buettner says the good-sized lots and well-ranked schools also entice homebuyers.
The area surrounding Ridgeland Park features a blend of tree-lined streets, residential homes, and nearby retail, creating a balanced and accessible community.
Everyday errands are simple with nearby shopping centers offering craft stores, fitness studios, and dining options close to Ridgeland Park.

Condos, ranch-style and Craftsman-style homes available
There are just under 300 homes in Ridgeland Park. “I love the neighborhood itself; it’s very green,” Buettner says. “The houses are older for the most part, built in the 1940s, and mostly brick. The gardens and the yards are beautiful.” Tall trees line the wide streets in the area, where ranch-style and Craftsman-style homes dominate. Most streets do not have sidewalks. Some homes are newer, built in the early 2000s. The average size is about 2,000 square feet. Most homes are priced between $450,000 and $680,000. Some condos are available for between $185,000 and $215,000. Smaller, fixer-upper homes can sell for between $275,000 and $375,000. Larger homes are priced between $775,000 and $1.2 million.

Zoned for DeKalb County district which offers school choice program through lottery
Children in the neighborhood are zoned for the DeKalb County School District. Fernbank Elementary has a B-plus on Niche and Druid Hills Middle School has a B. Druid Hills High School is rated A-minus. The district is currently considering renovation or relocation options for the high school. The project would address aging facilities and increase the capacity of the school. The DeKalb district also has a choice option, allowing parents to apply to send their children to other schools through a lottery process. Options include schools with Montessori, dual language immersion and early college programs.
Druid Hills High School is a top-rated public school serving Druid Hills and several other surrounding areas.
Fernbank Elementary School is a rich and diverse place for students to grow and learn.
Druid Hills Middle School is one of the highest-rated public schools in the DeKalb County Schools system.

Decatur keeps a busy festival schedule
Festivals are plentiful in Decatur’s many neighborhoods. “The Decatur Book Festival is the largest independent book festival in the United States,” Buettner says. The event is held annually in the fall and draws big-name authors who also speak at Emory University. Other events include a beer festival in May and a barbecue festival in October. Oakhurst Porchfest is also held in the fall. “It’s literally people in the Oakhurst neighborhood say, you can use our porch, and porches and bands match,” Buettner says.
Emory University is one of the top local employers in the Ridgeland Park area.

Ridgeland Park is surrounded by retail options, with Whole Foods Market, Sprouts Farmers Market, Publix, ALDI and Walmart Supercenter all within 1 mile of the neighborhood. Toco Hills, a large shopping center, is 2 miles north and has boutiques, bakeries, exercise studios and specialty stores. Buettner says most residents head downtown, just 1 mile south, to enjoy the area's many popular restaurants. The Deer and the Dove is a scratch kitchen that serves an array of dinner options; it won a 2023 James Beard Award for the best chef in the Southeast. Other local favorites include The White Bull, an Italian restaurant, and Parker’s on Ponce, a steakhouse.

Glenlake Park sits just outside of the neighborhood along Church Street. The 17-acre park has a pool, playground, picnic areas and walking trails. “On Fridays, they have tennis lessons,” says Buettner. “You can just drop in, you pay $10.” The space also has a dog park and basketball court. Woodlands Garden is a nonprofit urban preserve along Scott Boulevard, featuring 7 acres of native trees and plants. It hosts community events, including a “Music in the Garden” series on Sunday afternoons.

The neighborhood is considered highly walkable and bikeable. Atlanta’s transit system, MARTA, runs its Blue Line right into downtown Decatur. Emory and the Centers for Disease Control and Prevention are less than 3 miles away. North Decatur Road borders the neighborhood to the north.
