Briarcliff Heights is energized by the opening of a new hospital — a massive new campus for Children's Healthcare of Atlanta. “It’s a sweet little neighborhood,” says longtime Atlanta resident Al Floda, a Realtor with Keller Williams Realty, who has been selling houses since the 1980s. “This hospital is going to transform the neighborhood,” he says. “The area will be more in demand due to its proximity to the hospital.”
Briarcliff Heights started out as a dairy farming community, but the area began to shift and develop after World War II. “There was a housing shortage for returning GIs, and the baby boom was just beginning,” Floda says. “Growth marched up Briarcliff Road through the 1960s and ’70s, following the perimeter.” The neighborhood is situated just 2 miles from Emory University, along with parks, nature preserves, and plenty of restaurants and retail.

Midcentury homes along Briarcliff Road
Briarcliff Heights' narrow streets stretch through pockets of midcentury homes, where sloping front yards are framed by bushes and flowers that bloom each spring. The trees rise tall above a mix of contemporary, Cape Cod and ranch-styles, and townhouses. "According to the DeKalb History Center, one out of every four homes built in Georgia in the 1960s was along Briarcliff Road," Floda says. "It was all dairy farms back then, but now it's fully developed." New construction is rare, Floda adds, but people buy up older lots, repair houses and build something new. Homes range from 1,400 to 5,000 square feet, with prices running from $575,000 to over $1.1 million. The CAP Index Crime Score is 5 out of 10, higher than the national average score of 4.

Recreation feels close to the neighborhood, with green spaces and walking trails within a few miles. "If you go up the street, some subdivisions have tennis clubs nearby, and it's a very walkable neighborhood. It's great for walking your dog or just strolling around. It's a charming little area," Floda says. Jan Hill Lane Nature Preserve was acquired in 2018 through a community effort, and since then, locals have gathered for Halloween events and neighborhood cleanups. Kittredge Park has a free community pool and trails that wind past sycamore trees. It's also a wildlife sanctuary for native deer and birds, and the Friends of Kittredge Park help take care of it. A bit farther south, Lullwater House is a historic Tudor mansion built from quarried stone overlooking Lullwater Preserve at Emory University, where dog-friendly, lakeside hiking trails are a big draw.

On Saturdays, Druid Hills Farmers Market is held from September through December, featuring fresh seasonal berries and farm-raised meat. Retail is clustered around North Druid Hills Road. "The university has exploded and grown exponentially in the last few years, becoming a strong presence in the area," Floda says. Every October, Emory Village near the university comes alive with magicians, live bands and a Halloween Parade.
Easy interstate access for commuters
Interstate 85 runs along the neighborhood's edge, just 10 miles from downtown Atlanta. "People commute to downtown, midtown, or work at Emory or the CDC," Floda says. Metropolitan Atlanta Rapid Transit Authority (MARTA) bus stops are near Brighten Park shopping mall, with Emory and the CDC within 3 miles. Arthur M. Blank Hospital sits at the corner of North Druid Hills Road.
