Briarcliff Woods is a conveniently located swim and tennis community
In Washington, D.C., the White House is a national symbol of the government. In Briarcliff Woods, a three-fourths replica of the president’s abode is emblematic of an Atlanta trend in which large dwellings replace older homes in established neighborhoods. The replica on Briarcliff Road was constructed in 2001 by Fred Milani, who was well-known for developing infill houses in the area. “That pretty much encapsulates the development that happened in Briarcliff Woods in the 21st Century,” says Realtor Jody Steinberg, the lead agent of the Lavista Hills Team at Bolst, Inc., who has been selling homes in Atlanta for 14 years. The leafy-green swim and tennis neighborhood is a desirable location for new homes due to its location. It is a convenient starting point to get anywhere in the metro area, particularly medical facilities where residents are employed.
The Atlanta White House, a replica of the U.S. president’s residence, stands as the iconic landmark or Briarcliff Woods symbolizing the area's upscale housing trend.

New construction and older homes have large lots in Briarcliff Woods
The vast amount of new construction in the last quarter century has resulted in an architecturally eclectic neighborhood. That includes two-story traditional, split-level and ranch-style homes. “It’s defined by big lots, older houses and a ton of newer construction,” Steinberg says. “It’s a good mix.” Briarcliff Woods’ original renovated homes and new construction sell for $900,000 to $1.6 million. Within that price range are homes on Pendergrast Farm, a community of 20 houses on James Alley that seek to build modern, sustainable homes around a 1-acre urban farm. Midcentury split-levels and ranch-style homes can also go for $540,000 to $800,000, depending on renovation. Briarcliff Woods' CAP Crime Index Score is 3 out of 10, lower than the national average of 4.

Making a splash at Briarcliff Woods’ swim and tennis area
The swimming pool and tennis courts on Morris Landers Drive are home to the neighborhood’s swim and tennis teams, which many children enjoy as a way to make new friends. Families frequently rent the spacious clubhouse near the pool for birthday parties. A mile away, at Charles McDaniel Park, there’s a playground and basketball court surrounded by a lush canopy. “Atlanta is reputable for being a very green city,” Steinberg says. “We have more trees in our subdivision than in most neighborhoods. Briarcliff Woods is exemplary of that."
Briarcliff Woods is a fully residential neighborhood bookended by restaurants
Briarcliff Woods is less than a mile from Desta Ethiopian Kitchen, which Steinberg says has the best Ethiopian food in the city. Its menu ranges from pasta with lamb to goden tibs, which are short ribs marinated in a special sauce. Other popular restaurants within 2 miles include Fellini’s Pizza and Sprig Restaurant. “Those are on the far end of the neighborhood. Briarcliff Woods is exclusively residential,” Steinberg says. “There are no commercial areas parked in the middle of the neighborhood, it’s all on the periphery.” Publix, Kroger and Sam’s Club are within 5 miles. The Lenox Square and Phipps Plaza malls are also within 5 miles and house over 300 businesses.
Fellini’s Pizza, a local favorite near Briarcliff Woods, offers hand-tossed, New York-style slices and calzones.

Conveniently located near Interstate 85
Many Briarcliff Woods residents are employed in academic and medical fields due to the neighborhood’s proximity to medical facilities and colleges. Georgia Tech is 8 miles to the south, while Emory University is 4 miles away. The Centers for Disease Control’s national headquarters and Children’s Hospital of Atlanta Arthur M. Blank Hospital are within 5 miles. The neighborhood is bordered on its northern edge by Interstate 85, the main north-south artery through the metro area. “It’s close to any part of the metro area and Interstate 85,” Steinberg says. “And it’s close enough to Buckhead and Decatur, but it’s not the center of it all, so to speak. So you don’t have the traffic.” I-85 intersects with Interstate 285, which makes a loop around Atlanta, 4 miles away. The Hartsfield-Jackson Atlanta International Airport is 20 miles south.
