Named for its gently rolling hills and location in North Hempstead, North Hills is a neighborhood marked by private tree-lined streets that give it a calm, quiet atmosphere. North Hills consists of smaller gated regions, such as Hamlet Estates and condominium communities, such as The Fairways. North Hills also features parks and three country clubs with swimming pools, tennis courts and golf courses, all within a couple of miles of dining options and health care, as well. “You feel like you’re upstate but you’re only 20 or 30 minutes from the city,” says Maryann Milovcic, a licensed real estate salesperson and two-time Gold Award recipient at Douglas Elliman Real Estate with over 25 years of local experience. “It’s just peaceful. There are a lot of young families, and it’s a very pleasant neighborhood with great schools, a lot of family parks and access to Northern State Parkway and Long Island Expressway. You really feel like you’re part of a community. It has a nice vibe to it.” North Hills is a popular choice for those looking to commute to the city for work or for its attractions, but who also prefer larger residential plots and a slow-paced lifestyle.

Country clubs, private parks and the Roslyn Farmers Market

Residents come here to golf, swim, ice skate and play sports, including baseball and volleyball. This park also hosts the Roslyn Farmers Market run by the Long Island Growers Market on Wednesdays from late May through December.

Three highly ranked school districts serve North Hills
North Hills is split among multiple school districts, all of which are incredibly highly rated. Niche lists the Great Neck Union Free School District as the third best school district in the state and the 11th best district in the country. Students zoned for Great Neck schools might begin their education at Lakeville Elementary and then head to Great Neck South Middle and High Schools, which all score A-plus grades on Niche. Herricks Union Free School District likewise makes it into the top 100 school districts in the country, while it and Manhasset Union Free School District rank among the top 20 school districts in the state. While the school district that children in the village attend depends on address, every student can receive public education at a highly rated institution. According to Milovcic, the school districts in North Hills are a major reason it is such a popular neighborhood.

Gated communities and condominium complexes in North Hills
There are a variety of home types in North Hills, from condominiums and townhouses to detached single-family homes. Most of these colonial-style and contemporary properties are in gated areas, giving residents a sense of privacy while also offering access to community amenities, including pools and tennis courts. According to Milovcic, the homes in North Hills can cost anywhere from $800,000 to over $3 million. “It’s a very competitive market,” she says. “It’s very aggressive, and a lot of people are bidding on homes.” Residents can walk throughout their communities, though most people in the area get around by car.

North Hills is a largely residential area, but locals have shopping and dining options close by. The Americana Manhasset shopping center is just 2 miles from the community’s heart, containing stores like Sephora and Gucci. Across the street, residents can pick up groceries at Whole Foods. The closest department stores are about 6 miles away, at Target and Walmart. While residents are out shopping, they may stop at Cipollini to enjoy an Italian dinner, with their popular tiramisu for dessert, or have a meal at Toku Modern Asian for upscale Asian fusion fare. Despite these nearby dining and retail spots, North Hills itself retains its calm, private atmosphere.

Getting into New York City and around North Hills
A major draw to the area is its proximity to major transportation options, making commuting to the city relatively seamless. The Long Island Expressway and Northern State Parkway both run right through the community, and Manhasset Station is less than 4 miles away. From this station, residents can reach Penn Station in about 40 minutes. For air travel, North Hills residents are about 13 miles from John F. Kennedy International Airport (JFK).
