Rural yet convenient North Kingstown neighborhood
Southwest of middle North Kingstown, Allenton was settled in the mid-1800s as the center of commerce for surrounding mill communities. Most of the original employee boarding houses and shops, including founder William H. Allen’s general store, are no longer here, but some 19th-century single-family homes remain. “North Kingstown is a large area. It’s a little tighter on the east side, where it runs along the coast, and more rural out here to the west, in Allenton. But you’re only 15 minutes to all the shopping that you need and close to the highways,” says Shirley Page, a Mott & Chace Sotheby’s International Realtor with nearly 25 years of experience working with South County clients. “Rhode Island is very unique like that. You can be in an urban environment and still feel very rural with land around your home and be five minutes from the beach. Allenton’s a prime example. It’s an ideal location,” says Anne McCrann, a Noonan/Lombardi Realtor with over a decade of experience.
Quiet and yet close to major routes, the Allenton neighborhood is a splendid place to buy a house.

Colonials and farmhouses built before 1900 sit between 1920s Craftsman homes and late 20th-century split-levels and raised ranches. “They’re older, very unique, not cookie-cutter homes. A lot of turn-of-the-20th-century farmhouses,” McCrann says. Prices range between $260,000 and nearly $810,000, but homes rarely come on the market. Page: “Even though the median price is just under half a million, because it’s a slower drip of properties coming on the market, they sell fast and often for over the asking price.”

Highly rated North Kingstown Public Schools
Allenton students attend North Kingstown Public Schools, including Hamilton Elementary, Wickford Middle and North Kingstown High. All three earn A grades from Niche. The high school offers career and technical education programs in music education, business, engineering and computer science, among others. South County Montessori is an unrated private school for kids ages 3 through 8. North Kingstown-based University of Rhode Island offers nearly 150 degree programs. The Narragansett Bay Campus, home to URI’s well-known Graduate School of Oceanography, is less than 6 miles away.

Minutes from North Kingstown Town Beach, Silver Spring Lake and more
The Narragansett Bay-front North Kingstown Town Beach is about 3 miles away. The narrow, sandy shore is public, but parking is reserved for North Kingstown residents. The beach hosts events like the annual July 4th fireworks show and the North Kingstown Arts Council’s summer concert series. Lifeguards are on duty between Memorial Day and Labor Day. Silver Spring Lake is a 19-acre pond surrounded by woods on Allenton’s south side. Non-motorized boats are allowed on the water, and while launching from the Shady Lea Grove side is easiest, there’s also dock access on the opposite side, near the dam. Wickford Little League plays at nearby Lischio Field.

Limited shopping and dining options on U.S. Route 1
Retailers and restaurants are few and far between in Allenton. Gooseneck Vineyards, located off U.S. Route 1, is a family-owned winery. Food trucks, like Blount Clam Shack and 401 Oyster Co. are often available there on weekends. The main building holds weekly live music and tastings. Shady Lea Mill, a quarter-mile down the road, is a turn-of-the-20th-century mill complex now used as studios for glassmakers, bookbinders and other artisans. Carriage Inn & Saloon is a restaurant, bar and banquet hall near the corner of Route 1 and West Allenton Road. The closest grocery store is Dave’s Fresh Marketplace, about 2 miles north. It’s close to Wickford Village, a walkable commercial district on the north side of town. “It draws people from all over for upscale, artisan, mom-and-pop-style shops and really good restaurants,” McCrann says.

U.S. Route 1, State Roads 4 and 138 provide access to South County
South County Hospital is less than 10 miles south on U.S. Route 1. The highway also connects about 23 miles north to Providence. Page says the drive usually takes between 30 and 45 minutes, depending on traffic, but locals avoid the drive. “It’s not a big state, but we’re very Rhode Island-minded here. We don’t like going even that far. There’s a watch tower on the north side of North Kingstown, and if you live here, you have issues going north of the watch tower,” Page says. State Roads 4 and 138 are also nearby. The drive to Newport, about 12 miles east across the water, takes just 20 minutes via State Road 138, depending on bridge traffic. Allenton’s CAP Index crime score is 1 out of 10, below the national average of 4.
