Summer estates-turned-suburban subdivisions
Quidnessett was the Narragansett Native American name for the area in what is now far northern North Kingstown. Once, woods covered the flat land stretching from the Hunt River to the Narragansett Bay. When English settlers arrived in the 1600s, it became farmland. Later, industrial tycoons and textile barons of the 19th century turned Quidnessett’s farms into summer estates. As the United States prepared for World War II in the late 1930s, the landscape changed again, this time with the construction of the Quonset Point/Davisville military base. Today’s Quidnessett is a traditional suburb. “It’s a beautiful, tucked-away neighborhood, ideal for anyone who wants quick access to highways and the beach,” says decades-long North Kingstown local Carol Cooney, a Re/Max Realtor. “It’s the perfect trick-or-treat neighborhood. You can walk the dog or push the stroller around without worrying about fast cars or loud noises.”
20th-century homes in a wide price range
“There are some areas that are upscale, and there are some areas that are not. It’s a mix,” says Residential Properties Realtor Toby Kimball, who has decades of experience in the local real estate market. Home prices here start at around $240,000 and can climb to $1.3 million. Most houses were built between the 1960s and 1990s. Small, one or two-bedroom 1960s ranch-style homes and ‘70s split-levels tend to fall on the lower end of the price spectrum, while large four and five-bedroom Traditional homes built in the ‘90s fall on the high end. Properties on Quidnessett’s east side, near Fletcher Road, tend to sit on larger lots, some as big as 1 acre. Those also typically fetch a higher sales price than older homes with smaller lots on the west side.
Highly rated North Kingstown Public Schools
North Kingstown’s public school district offers school choice between kindergarten through eighth grade, meaning parents and their kids can apply to attend any elementary or middle school in the system, regardless of their address. However, kids in northwest Quidnessett are zoned for Forest Park Elementary, which gets an A grade from Niche. Kids in the neighborhood’s southeast half are zoned for B-rated Suzanne M. Henseler Quidnessett Elementary. The two elementary schools are about 2 miles away from each other, in central Quidnessett. Davisville Middle and North Kingstown High, the district’s only high school, earn A grades. North Kingstown’s Running Start Program allows students to earn dual high school and college credit for courses taken during their final year.
Narragansett Bay views from Quidnessett Country Club and Calf Pasture Point Beach
Goddard Memorial State Park is in the neighboring city of Warwick, just north of Quidnessett. Kimball says it’s a “beautiful park,” and one of the most visited in the area. Once an early 19th-century amusement park, Goddard still has a working carousel, but these days, it’s also known for its 9-hole golf course, horseback riding trails and performing arts center. On Quidnessett’s northeast side, the nearly 10-acre Signal Rock Park has a playground and two baseball fields with seasonal concession stands. Farther northeast, Quidnessett Country Club’s 18-hole golf course overlooks the Narragansett Bay. The private club also features an outdoor pool and an upscale restaurant. The Quonset/Davisville Bike Path begins on Pettee Avenue, just south of the country club, and stretches almost 4 miles south along the coast, past the Calf Pasture Point Beach, down to Newcomb Road and the Quonset Point business district.
Quonset Point chain retailers, restaurants and the Seabee Museum
Off Newcomb Road, the main thoroughfare at Quidnessett’s south end, The Shops at Quonset Point plaza has national chain retailers such as Kohl’s and HomeGoods. For groceries, there’s also Dave’s Fresh Marketplace. The wider commercial district has fast-food options like Burger King and Chipotle, as well as local spots like Four Brothers Pizzeria & Restaurant. The Seabee Museum & Memorial Park, honoring the U.S. Naval Construction Force, is right across Iafrate Way from the Quonset shopping center. The museum hosts field trips and provides group tours through exhibits showing the history of the Seabees and the Quonset Point area.
Quonset State Airport, U.S. Route 1 nearby
Quonset State Airport is a civil-military airport less than 5 miles southeast of Quidnessett. It houses Air and Army National Guard aviation facilities; the surrounding industrial park has accompanying National Guard training facilities and other local employers, like Fujifilm Electronic Materials and Toray Plastics. Rhode Island Public Transit Authority, or RIPTA, buses pick up from stops along nearby U.S. Route 1, which runs north past the west side of Quidnessett. The highway connects about 19 miles north to Providence. Driving to the state capital, a regional employment hub, can take between 30 and 40 minutes, depending on traffic.
