Non-HOA housing attractive to first-time homebuyers

With its attractively priced non-HOA housing, Broadview Country Club Estates offers the chance to put down roots in a diverse, conveniently located North Lauderdale neighborhood. First-time homebuyers will find the community especially appealing. “This is one of the most affordable areas you’ll find between Tamarac and Sunrise — a hidden gem,” says Althea Barnes, a Realtor with United Realty Group Inc. based in nearby Cooper City. “This is a hideaway between neighborhoods, a place where growing families can afford a home.”

Affordable single-family homes

The neighborhood’s homes were built primarily between the late 1950s and mid-1970s. They range in size from 900 to 1,300 square feet. Some homes, including the occasional 21st-century build, offer more than 1,700 square feet. The homes typically feature large driveways and carports, and backyards are large enough for in-ground pools. Sidewalks dotted with palm trees help residents navigate the neighborhood. Prices range from $300,000 to almost $500,000. “In North Lauderdale, this is one of the most affordable neighborhoods for single-family homes,” says Liz Hankins of Mac Realty Group, who has sold several homes there. There is only a minimal risk of flooding in the neighborhood, but wind damage is a risk, especially during hurricane season.
