Lauderdale North Park is home to an aquatic center, a city park, two public elementary schools and a retail center. Those amenities, along with its attractively priced housing and a quiet atmosphere, is why this neighborhood is gaining in popularity. “It’s more of a family-type environment right in the middle of Greater Fort Lauderdale. It’s a relatively quiet community,” says Marian Gonzalez, a broker with Treasure Realty Partners who recently sold a home in the neighborhood. “The seller I had knew many of his neighbors and fellow homeowners.”

Relatively affordable midcentury homes
A canal runs through much of the neighborhood, providing an attractive backdrop. Highlights include several homes offering waterfront views. Renovated ranch-style homes stand out among the midcentury designs. Prices typically range from the high $300,000s to $500,000 or more for pool homes on the water. “The housing is a little older, mostly for first- or second-time homebuyers,” Gonzalez says. “But it’s relatively affordable considering prices in the Fort Lauderdale-area are pretty high.” Condos and townhouses range from the high 100,000s to the high 300,000s. There are no HOAs for single-family homes. Monthly fees for multi-family housing are in the $300 range. Flooding is not a concern, but homeowners should be aware that wind damage is a risk, especially during hurricane season.

Jerry Resnick Aquatic Center, Jack Brady Sports Complex in the neighborhood
A pair of neighborhood recreational centers offers an appealing mix of activities. The Jerry Resnick Aquatic Center features a junior Olympic-sized public pool, a waterslide and a water playground. Swim classes are available. The center’s signature event is April Pools Day, which includes food, music and water-safety demonstrations. Next door, the Jack Brady Sports Complex is home to baseball diamonds and multi-purpose fields. “Not only do you have the main park, but you have a lot of different things going on,” Gonzalez says. The complex also hosts community events such as Winterfest and the Multi-Cultural Festival. The nearby Leo Goodwin Teen Center also holds events, including the Mayor’s Chess Challenge. Hampton Pines Park is a popular destination that features a lakeside setting just south of the neighborhood. The Pompano Beach oceanfront, highlighted by the 900-foot-long Fisher Family Pier, is a little more than 10 miles east.

Morrow Elementary, North Lauderdale Elementary are neighborhood schools
The neighborhood’s youngest students can attend school without leaving the neighborhood. Morrow Elementary and North Lauderdale Elementary are C-rated schools by Niche. Silver Lakes Middle, also a C-rated school, is just outside the neighborhood. Older students can attend Coconut Creek High, a C-plus-rated school that features the Creek Technical Academy, a dual-enrollment program in conjunction with Atlantic Technical College. The C-rated K-8 Somerset Preparatory Academy Charter School also is located in the neighborhood.

Shopping and dining options are conveniently located throughout the neighborhood. Sedano’s Supermarkets and Krakus Polish Deli anchor a concentration of businesses on the neighborhood’s north side. I-95, HCA Florida Woodmont Hospital are close by
The Florida Turnpike is about 3 miles west of the neighborhood and provides travel throughout the region. Further west toward the coast is Interstate 95, which connects directly to Fort Lauderdale and its international airport, which is less than 20 miles away. Adjacent to I-95 is the Fort Lauderdale commuter rail station. Closer to home, residents can catch the bus along Lauderdale Avenue. HCA Florida Woodmont Hospital is less than 4 miles away.
