Less than 10 miles west of the oceanfront, North Lauderdale Estates offers convenience and competitive home prices in central Broward County. Local Realtor Brian Hernandez, with Re/Max First, says, “You’re in a great location close to the main road,” referring to U.S. Highway 441, which runs north and south less than a mile east. “This neighborhood is at a price point slightly lower than the surrounding county, so it’s desirable not just for its good location but for its prices, too, and the market reflects that. I’m getting calls almost every day about properties in and around here,” he adds.
You’ll find a variety of homes here, from pastel, stucco-clad townhomes and condos with Mansard-style dramatic rooflines to Spanish and Mediterranean-inspired ranch-style homes with red tile roofs and covered arcade-style front stoops. These 1970s and ‘80s homes are closely spaced, with narrow, but neatly trimmed front lawns. Many are shaded by tall palm trees and some even feature semi-circular driveways. Hernandez says: “Most houses here list for between $350,000 and $450,000,” adding that sale prices tend to range between $300,000 and $480,000. For a typical 1970s ranch-style home, with three bedrooms, two bathrooms and original fixtures and flooring throughout, you can expect to pay around $330,000. “Sometimes the homes with the covered front porches enclose them to create additional living spaces and those tend to be priced at a higher point, especially if they’ve had some more interior updates,” says Hernandez.
North Lauderdale Estates students are served by schools in the Broward County Public Schools system. Youngsters between preschool and fifth grade go to North Lauderdale Elementary, tweens in Grades 6 through 8 go to Silver Lakes Middle and teens finish up their grade school careers at Coconut Creek High School. All three schools earned C grades from Niche in 2023. That same year, North Lauderdale Elementary earned a 5/10 GreatSchools Summary Rating. At Coconut Creek High, students have the opportunity to earn high school and college credits simultaneously through the school’s partnership program with Atlantic Technical College.
With Highway 441 less than a mile east, North Lauderdale Estates offers easy access to the surrounding metro. But for your everyday essentials, like groceries, you don’t need to venture far. Head to the Cyprus Lakes Town Center shopping center off 441 less than a mile away. There, you’ll find everything from your local Publix to salons, dentists and banks, as well as popular chain restaurants like Burger King and Pizza Hut. In that same shopping center, on the end opposite Publix, visit Kingston Grill for a taste of authentic Jamaican cuisine. The eatery is known for its regular fish-fry Saturdays. Your local Aldi is also nearby, less than a quarter mile north of Kingston Grill, on the other side of 441.
But for a breath of fresh air, and to gather as a community, residents don’t need to leave North Lauderdale Estates at all. Braeburn Park, with its basketball courts and classic, colorful playground, lies at the heart of the neighborhood within half a mile of most homes. The sunny, fully fenced park sprawls between the end of Oak Hill and Braeburn, overlooking the backyards of the homes along Salem. Less than a quarter-mile south down Interlachen from the park, the Champions Hall Park and Community Center offer even more space for folks to gather, with rooms available to rent for events.
