The Hamptons of North Lauderdale is a small community of condominiums and townhouses that offers attractively priced housing in a tranquil setting surrounded by lakes. Residents enjoy access to the amenities at Hampton Pines Park and proximity to schools, shopping and dining. “It’s a great little area for first-time buyers,” says Jeffrey Corriolan, a real estate advisor with Compass Real Estate. “Anyone making an income between 50,000 and 70,000 dollars can see themselves living there comfortably.”

Two- and three-bedroom condos typically offer 1,300 to 1,700 square feet. “They also have great layouts, with the bedrooms all located upstairs,” Corriolan says. Prices range from the high $100,000s to the mid-$200,000s. Those prices are somewhat offset by monthly HOA fees between $500 and $750. But those fees provide access to resort-style amenities that include community pools and tennis courts. Townhouses, which range in price from the low $300,000s to the high $300,000s, do not offer the same amenities. However, they offer features such as attached garages and private patios. And HOA fees are typically under $200 per month.

Hampton Pines Park is a neighborhood jewel
Hampton Pines Park, which takes up a large section of the neighborhood, is considered a jewel of North Lauderdale’s parks. The main attraction is the large lake at its center. Residents can rent paddleboats or pontoon boats for a relaxing day on the water. The lake is stocked with sportfish, and an annual Free Fishing Derby is held each spring. Other amenities include a pair of playgrounds and paved walking and biking trails shaded by trees. “It’s a park for people who want to play with their kids and for people who are into working out,” Corriolan says. “You can also host your own events there.” Golfers can hone their game on the 18-hole public course at Colony West Golf Club less than 3 miles from the neighborhood. Fort Lauderdale’s beaches are 10 miles away.

Silver Lakes Middle is in the neighborhood
The neighborhood also is home to Silver Lakes Middle, a C-rated school by Niche that offers magnet programs in forensic science, technology, and engineering and mathematics.
