Prices range from the high $100,000s to the mid-$200,000s. Those prices are somewhat offset by monthly HOA fees between $500 and $750. But those fees provide access to resort-style amenities that include community pools and tennis courts. Townhouses, which range in price from the low $300,000s to the high $300,000s, do not offer the same amenities. However, they offer features such as attached garages and private patios. And HOA fees are typically under $200 per month.

Hampton Pines Park is a neighborhood jewel
Hampton Pines Park, which takes up a large section of the neighborhood, is considered a jewel of North Lauderdale’s parks. The main attraction is the large lake at its center. Residents can rent paddleboats or pontoon boats for a relaxing day on the water. The lake is stocked with sportfish, and an annual Free Fishing Derby is held each spring. Other amenities include a pair of playgrounds and paved walking and biking trails shaded by trees. “It’s a park for people who want to play with their kids and for people who are into working out,” Corriolan says. “You can also host your own events there.” Golfers can hone their game on the 18-hole public course at Colony West Golf Club less than 3 miles from the neighborhood. Fort Lauderdale’s beaches are 10 miles away.

Silver Lakes Middle is in the neighborhood
The neighborhood also is home to Silver Lakes Middle, a C-rated school by Niche that offers magnet programs in forensic science, technology, and engineering and mathematics. Younger students can attend North Lauderdale Elementary School, also C-rated. Older students can attend Coconut Creek High School. The C-plus-rated magnet institution features the Creek Technical Academy and offers the prestigious Cambridge International course of study.

Broward Meat and Fish Company is a nearby local market
Retail and dining options are conveniently located just outside the neighborhood. Residents can shop for groceries at Broward Meat and Fish Company, a local market on McNab Road. Next door is a Publix. A Walmart Supercenter is just minutes away. Mr. and Mrs. Crab, a popular regional seafood chain, is a highlight of the eateries concentrated around the McNab Road commercial corridor.

HCA Woodmont Hospital is close by
Bus stops that surround the neighborhood provide public transportation for commutes within North Lauderdale. McNab Road provides quick access to HCA Woodmont Hospital about 2 miles west of the neighborhood. The thoroughfare leads east into greater Fort Lauderdale, where residents can catch the train at the Cypress Creek Station. The Florida Turnpike and Interstate 95 provide direct access to other destinations along the coast, including the Fort Lauderdale-Hollywood International Airport about 17 miles away. Miami is 35 miles south of the neighborhood via I-95.
