Suburban living just north of Downtown Lebanon
Just north of Downtown Lebanon lies Sand Hill, a scenic suburb bordered by city attractions to one end and rolling fields to the other. “Lebanon is a small town. Downtown is mostly rentals and apartments, so the city is sort of divided so that most people live to the north or south, and then beyond that is farmland,” says Lizbeth Suarez, a Realtor with Iron Valley Real Estate who lives in the city. “Of the suburbs, Sand Hill is definitely popular.” This neighborhood is also zoned to the Cornwall-Lebanon School District, whose schools are rated above those in the Lebanon School District, making it a desirable area for families with kids.

Single-family homes on spacious lots
Unlike the tightly gridded streets of Downtown Lebanon to the south, Sand Hill has a sprawling feel. This suburban neighborhood features winding, sloping streets framed by neatly trimmed lawns and sparsely dotted trees. And while most of the residential areas surrounding Downtown comprises rows of townhouses on gridded streets, in Sand Hill, classic midcentury homes rest on spacious lots. Homes occupy lots of roughly a quarter acre in size, and most were built between the 1960s and the ‘80s, meaning ranch-style, split-level and bi-level homes are the most common styles. A handful of early 20th-century cottages predate these midcentury constructions, and some New Traditional builds are still popping up. While some mobile homes list below the $100,000 mark, most houses are priced between $150,000 and $400,000.

Sand Hill is located in the Cornwall-Lebanon School District, with Ebenezer Elementary just outside of the neighborhood. The elementary school scores a B-minus from Niche, while Cedar Crest Middle and Cedar Crest High both earn a B. The high school encourages students to follow career pathways to ensure that graduates are prepared for post-graduation life, with select university-level courses offered for college credit in partnership with Harrisburg Area Community College and the University of Pittsburg.

Outdoor activities and entertainment at Stoever’s Dam Park
Directly east of the neighborhood’s homes lies one of Lebanon’s largest city parks: Stoever’s Dam Park, a 153-acre recreation area curving around a scenic lake. This park is one of the area’s most popular when it comes to waterfront activities, as the lake is stocked with trout and bass and is open for kayaking and boating. “Stoever’s Dam is big for fishing in the lake or walking around it. People even go camping there,” Suarez says. Walking trails wind through the park’s wetland and woodland habitats where herons, osprey and grey-horned owls make their homes. Just east of the scenic Memorial Arboretum is the Nature Barn, a 125-year-old structure that now serves as a community gathering space. Lebanon Community Theater, one of the city’s nonprofit performing arts troupes, operates out of the barn and hosts its annual “Broadway at the Barn” fundraising show. Residents can also purchase community garden plots near the barn, which is equipped with its own greenhouse.

Dine Downtown or close to home along 7th Street
Most residents head into Downtown Lebanon for their shopping and dining. “If you want really good Italian food, there’s Trattoria Fratelli,” Joshua Johnson, a Lebanon native and Realtor with Iron Valley Real Estate. “We also have a few microbreweries now that have started popping up.” However, there are also a handful of businesses local to the Sand Hill area that line North 7th Street. Sunset Outlet is the community’s grocery store, offering name-brand goods at marked-down prices. Right across the road is 7th Street Bar & Grill, a casual restaurant known for its wings, burgers and weeknight drink deals. Lebanon Valley Craft Brewery is farther south and marries German brewing styles with local ingredients. This brewery has a modern, industrial vibe and hosts live music and trivia.

Between Downtown Lebanon and Fort Indiantown Gap
Most residents get around Sand Hill by car. Downtown Lebanon, a historic corridor of shops and restaurants along U.S. Highway 422, is roughly 2 miles south of the neighborhood. Harrisburg is about 33 miles west and is home to the Pennsylvania State Capitol as well as Harrisburg International Airport. Philadelphia is approximately 90 miles southeast, and entrances to Interstates 78 and 81 are about 10 miles north. “Fort Indiantown Gap is north Lebanon out by the highway, and that’s pretty important,” says Johnson. “It’s one of the biggest National Guard Training Centers on the East Coast, and a lot of the people who work there live in Lebanon.”
