Sunray West offers multiple ways to soak in the rays

Sunray West unfolds just off the Royal Glades Canal, providing access to waterside recreation in an otherwise inland slice of South Florida. This North Miami Beach neighborhood offers spots like Columbia Park, where locals can play and relax near the canal, and Snake Creek Trail provides a paved path for walks, runs or bike rides. Sunray West is also close to the Shops at Skylake, a sprawling plaza with a grocery store and more. Homes are within 6 miles of the beach, too. “The park over there is nice for kids. It has a good community feel,” says local Realtor Isaac Fridmann of The Brokerage South Florida Real Estate, who’s lived in South Florida for over 10 years. “The convenience to the Skylake shopping center is huge. The convenience is unmatched.”

Established homes come with coastal flair

The majority of Sunray West’s homes were built between 1950 and 1960. Most are either bungalows or ranch-style options, and some feature Florida touches, such as terra-cotta roofs and brightly colored facades. Certain properties on the neighborhood’s western edge offer views of the canal, and palm trees and sidewalks line just about every block. Homes typically sell for $330,000 to $600,000, depending on their condition and square footage, though homes may go as high as $920,000. “It’s probably more affordable in Sunray West, considering the other neighborhoods that offer these types of amenities,” Fridmann says, referring to the recreational and commercial attractions residents can access. “That’s another draw to Sunray West.”

Canal coastline, lakes and ocean set the scene for outdoor recreation

The neighborhood’s Columbia Park features a shaded playground and multiple benches for lounging. The park provides direct access to Snake Creek Trail, which stretches over 6 miles by the water. Fridmann says residents also take advantage of the 249-acre Greynolds Park, which is just east of Sunray West. A former rock quarry, Greynolds now has a couple of lakes, trails, a dog park and a nine-hole golf course. Locals can keep going east for a lazy afternoon in Sunny Isles Beach on the Atlantic coast.

Local mall provides a one-stop shop for retail

Residents around Sunray West are within 2 miles of the Shops at Skylake. Located off Miami Gardens Drive, the complex features Publix, T.J. Maxx, Goodwill and Mac Dollar, a discount store. Skylake also has a couple of barbershops and salons, and restaurants like Wing Country and Sushi Sake, part of a Florida chain. Other restaurants in the area include El Rinconcito Argentino Bakery, known for its empanadas. Sonny’s Bakery specializes in kosher baked goods, including challah. Fridmann says he visits Sonny’s every Friday. “They never disappoint,” Fridmann says.

North Miami Beach backs multiple community gatherings

The city hosts numerous events for residents throughout the year. “They’re very involved in the community, which is very nice to see,” Fridmann says. Among them is Independence Day Celebration by the Bay, which includes live music and fireworks over nearby Biscayne Bay, and the WinterNational Thanksgiving Day Parade, whose route traces along 125th Street. The parade features bands from around the region and dates back about 50 years.

Area schools can help students find career interests

The Miami-Dade County Public Schools system maintains an A-minus grade from Niche. Students and their families can access magnet programs, apply for open enrollment or request out-of-district transfers, with placement depending on space limits or lottery draws. However, students in Sunray West are zoned for schools including the B-minus-rated Greynolds Park Elementary, where extracurricular activities range from a safety patrol group to chorus. The B-rated John F. Kennedy Middle is home to a Biomedical, Environmental, Agriculture andTechnology Magnet Program, with classes in artificial intelligence and biology. North Miami Beach Senior High gets a B-minus and offers a similar magnet program, in which students can choose courses focused on topics like culinary arts, environmental science and nursing.

Bus stops and nearby highway connect residents to more

One of the benefits of Sunray West is that residents can avoid Miami-area traffic to get to places like the Shops at Skylake, Fridmann says. Still, Interstate 95 is close by when people need to head farther out of the neighborhood to reach amenities like the Fort Lauderdale-Hollywood International Airport, located 15 miles away. Jackson North Medical Center, the closest full-service hospital, is about 4 miles away. The area also has multiple Metrobus stops.
