Windward offers suburban comfort and city convenience near Miami

Windward is a residential neighborhood in North Miami Beach that allows homeowners to be near the attractions of South Florida, without paying Miami prices. “It’s very affordable considering other parts of Miami. It’s not far from Interstate 95, so it’s not inconvenient. It’s very easy to get around there,” says Brian Rokicki, a Realtor Associate at Compass with over 15 years of experience. The community is about 15 miles from downtown Miami and just 4 miles from the closest beach. Shopping centers on the neighborhood’s south side make it easy to find the daily essentials without going too far from home.

Several housing options in suburban North Miami Beach

Ranch-style homes make up much of the community, sitting on suburban streets lined with sidewalks. Palm trees, live oaks and other plants add a natural feeling to some parts of the neighborhood. Many single-family homes have stucco exteriors and tile roofs. Houses west of 10th Avenue typically cost between $500,00 and $800,000. Properties east of 10th Avenue are more expensive, ranging from $600,000 to $1.3 million. Co-ops are also common, especially in the Mar-Len Gardens 55+ community. These often cost between $50,000 and $160,000. Several condos also exist in the community, typically selling for $90,000 to $210,000. Homeowners association fees in the condos and co-ops can cost up to $840 per month. Some areas near the canal are at risk of flooding.

Chain retailers and a mix of cuisines are close by

Several shopping and dining options line 167th and 163 streets in Windward. Pollo Tropical is a regional chain of Caribbean restaurants serving grilled chicken and Cuban sandwiches. Other spots include Korean Kitchen, Argentine cuisine at Patagonia Nahuen and Merkado 31 for Peruvian food. Groceries are available at chains like Aldi and Publix. The neighborhood also has a Kosher grocery store and an Asian supermarket. The Mall at 163rd Street has stores like Walmart, Home Depot and Ross.

Above average schools offer magnet programs and career academies

Students might attend Gertrude K. Edleman/Sabal Palm Elementary School, which scores a B-minus from Niche. John F. Kennedy Middle School earns a B, and North Miami Beach Senior High School also receives a B-minus. The high school offers an Academy of Information Technology and an Academy of Finance. Students can also study in the BEAT magnet program, which focuses on biomedical, environmental, agriscience and technology courses. Miami-Dade County Public Schools offers magnet programs based on a lottery system and open enrollment options if space is available in the desired school.

City parks, sports complexes and nearby beaches offer plenty of fun

The Snake Creek Canal flows along the eastern edge of Windward, offering scenic views from Glades Drive. A paved path follows the canal, providing space for walking, running or biking by the water. Picnic tables, benches and exercise equipment on the banks of the canal offer more activities. Columbia Park is accessible by a footbridge over the water and has a small playground. SDG Soccer Complex is a collection of youth and adult sports fields, and the nearby Senator Gwen Margolis Amphitheater can host events for up to 1,000 people. The Newport Pier parking lot is about 4 miles away and offers access to the beach and the fishing pier.

Multiple ways to get around the Miami metro region

Nearby Interstate 95 offers a north-south highway through South Florida and leads about 15 miles to downtown Miami. Other major highways in the area include Florida’s Turnpike, Palmetto Expressway and Biscayne Boulevard. “It’s not a far drive to get down into Miami or Fort Lauderdale . It’s close to Fort Lauderdale Airport, and it’s not far from the beach,” Rokicki says. Fort Lauderdale-Hollywood International Airport is about 15 miles north, while Miami International Airport is about 16 miles south. Multiple Metrobus routes serve the neighborhood, connecting riders to cities around the Miami region. The closest hospital is Jackson North Medical Center, about 2 miles away.
