Calm retreat just miles from the booming art scene in Patchogue
North Patchogue’s maple- and oak-lined residential streets and freshwater lake lend a calm retreat-like quality to this community just a few miles off Long Island’s South Shore. In fact, that’s what the area once was — a lakeside vacation spot. It now serves as a bedroom community for commuters looking to escape city life.
Despite the relative serenity of North Patchogue, it remains well connected. “It’s close to Patchogue, and obviously, Patchogue is a booming town right now with plenty of arts and entertainment — the Patchogue Theater, the restaurants, the night scene,” says Larry McKenna, a licensed real estate salesperson at Signature Premier Properties who has been selling in the area for 17 years. “You’re right there, but you’re not there, you know? I know a lot of people that live in [North Patchogue], and they love living there.”

1900s bungalows by Canaan Lake and newer Colonial Revivals
At the heart of North Patchogue is the 26-acre Canaan Lake, and homes grew up around it. “It did start out as like a real bungalow area,” says Ted Gounelas, an associate real estate broker at Coldwell Banker M&D Life. “People would have a little cabin or cottage near the lake.” Many of the Cape Cods, ranch-style homes and bungalows date back to the early-to-mid 1900s when it was mainly a vacation community, but others have been replaced in the past few decades by large Colonial Revival-style residences. The median home price is around $550,000, which is higher than the national median but relatively on par with Patchogue. Though some parts of Suffolk County have converted to sewer service, North Patchogue homeowners are responsible for maintaining their septic systems or cesspools.

Enjoying the outdoors on Canaan Lake and the surrounding area
Canaan Lake is the focal point of North Patchogue, and Gounelas says that recent efforts to improve the lake, including draining it to remove invasive plants, have made it even more so. The lake is now popular for water sports, such as kayaking and fishing. “Compared to what it was even five years ago, it’s amazing,” Gounelas says. Just outside North Patchogue, the Holtsville Wildlife & Ecology Center is another place to enjoy the outdoors. It’s part nature preserve, with animals like bobcats, black bears and bald eagles, and part park, with a pool, greenhouse and nature trails. “I personally know a lot of people that go and walk there every morning,” McKenna says. The center also hosts gardening classes and community events.
In neighboring Patchogue, Shorefront Park has a small beach along Patchogue Bay. Patchogue also has a ferry that goes to Fire Island, which has miles of sandy ocean beaches.

Learning through the Patchogue-Medford Union Free School District
Niche gives the Patchogue-Medford Union Free School District a B-minus. Children can begin their educations at Canaan Elementary School, which has a C, before moving to Saxton Middle School, which has a B-minus. For high school, students attend Patchogue-Medford High School, which has a B. The high school has a career and technical education program that offers education in fields like medical assisting, business, cosmetology and law enforcement.

Access to major roads, nearby Patchogue LIRR station
State Route 112 passes the community and links with the Long Island Expressway. Manhattan is about 60 miles west, and during rush hour, the drive can take well over two hours. Nearby Patchogue’s Long Island Rail Road station offers multiple express trains to the city, and the trip to Manhattan’s Penn Station takes roughly an hour and 40 minutes. NYU Langone Hospital—Suffolk is 3 miles from most homes, and the Long Island MacArthur Airport is just over 6 miles away.
Local eateries and big-box stores in North Patchogue
North Patchogue is home to a handful of locally owned restaurants, including Rudi’s Bar & Grill, known for its wings. Rudi’s often has live music and is the go-to for a late night out—the kitchen stays open until 3 a.m. Howard’s Café is a casual American restaurant with a large selection of burgers, and 5 Brothers Fried Chicken & Waffles serves halal food. There are more dining options in nearby Patchogue Village.
The western part of the community contains big-box stores such as Home Depot, Burlington, Petco and HomeGoods. Grocery stores include King Kullen and ALDI.

Seasonal events in Patchogue
North Patchogue residents can participate in Patchogue’s many events. One of the most popular summer gatherings is the four-day Great South Bay Music Festival, which takes place at Shorefront Park. It features handmade crafts and entertainment for kids alongside a lengthy roster of live music performances. Each November, residents come to Sandspit Park to watch Santa arrive by boat during the Patchogue River Christmas Parade.
Environmental considerations
The community’s CAP Index crime score is 3 out of 10, which is below the national average of 4. Since it’s quite a bit inland, North Patchogue is not as prone to tidal flooding as Patchogue, but homes along Canaan Lake are at higher flood risk. Hurricane season may impact the area, bringing with it a severe risk of high winds.
