Growing, family-oriented city northeast of Fort Worth
About 10 miles from Downtown Fort Worth sits North Richland Hills, a farming and ranching community from the mid-19th century to the mid-20th century. It was part of the famous Chisholm Trail used to take cattle from Texas to Kansas. In 1952, the beginning stages of a subdivision’s construction led to North Richland Hills being incorporated as a city in 1953. The population rose in the 1960s and rapidly increased to almost 70,000 residents in the 2020 Census. Often abbreviated as NRH, the city is served by Medical City North Hills, one of the city’s largest employers with 164 beds, over 550 physicians and a dedicated stroke center. The NRH Common Ground Community Garden helps residents grow produce by providing affordable growing spaces and various resources. The city’s recreational facilities, community events and highly rated school system also add to its appeal. “It’s a family-oriented community,” says Jennifer Harrison, a Realtor with Turner Fortune Real Estate LLC. “It’s got a great commercial and residential blend. It’s also got good city management.” North Richland Hills has two other companies that employ more than 500 people along with Medical City North Hills: Santander Consumer USA and HealthMarkets.

Parks for dogs, athletics and water-park fun
NRH is home to 800 acres of parkland, 30 miles of trails and the NRH20 Family Water Park. The Fossil Creek Park Mountain Bike and Hiking Trail was completed in April 2021. Since then, it’s become a popular pathway winding 5 miles through hardwood trees, grasslands and river habitats. The footpath in Linda Spurlock Park has been designated as the NRH Poetry Trail. It features plaques showcasing poems about the beauty of nature. There’s a tennis complex and the NRH Centre, a multipurpose complex for the city’s Adult Athletic Leagues for softball, basketball and pickleball. The Tipps Canine Hollow Dog Park features drinking fountains, picnic tables and lots of room for dogs to run. It’s split into two one-acre spaces for large and small breeds and is easily found thanks to the bronze sculpture of a dog and three children at the entrance. The Common Ground is North Richland Hills’ community garden, offering 70 rental spots for residents. The NYTEX Sports Centre is a 2,400-seat hockey arena where the Lone Star Brahmas play, a North American Hockey League team, plays.

Most properties in North Richland Hills were built between 1960 and today. Some sit in master-planned neighborhoods like HomeTown, a 287-acre multipurpose community. “HomeTown has multiple phases – a blend of newer and older homes,” Harrison says. The median home price in the city is $390,000, lower than the Dallas-Fort Worth-Arlington-area median price of $399,000, according to the Texas Real Estate Research Center. “I have a lot of people who are calling on properties,” Harrison says. “Once a new property is finished, they only stay on the market for 30 to 45 days.”

Interstate 820 and the Texas 121 TEXpress
Interstate 820 and Texas 121 TEXpress run through the city. Downtown Fort Worth is about 10 miles away. The city is redeveloping the Loop 820 Corridor, and almost two dozen new businesses have opened along the newly widened thoroughfare. As part of North Richland Hills Vision 2030 strategic plan, the city is “rightsizing” streets by resizing them to better fit the community’s traffic patterns. The plan includes initiatives to make alternative transportation like walking and cycling more accessible for residents. There are plans to build and extend multiuse hiking and biking trails, create buffered bicycle lanes and boulevards, and place signage for dedicated bicycle routes. Dallas Fort Worth International Airport is less than 15 miles away.
