Between the San Francisco Bay and the commercial centers of Richmond and San Pablo, North Richmond is a densely populated residential community with relatively low housing prices and easy access to public transit and miles of walking trails. While the community is largely residential, locals are within a few miles of supermarkets, restaurants and recreation. “North Richmond has transformed quite a bit over the past 15 years,” says Marco Rodriguez, an experienced Richmond area Realtor with the MVRod Team and Compass. “It has seen a lot of rehabilitation in recent years, where it used to be a less desirable side of town. It’s definitely on the rise. You’ll see a lot of newly renovated houses and development projects in the works throughout the area, especially on Fred Jackson Way. Ultimately, it’s a great part of town if you’re looking for a more affordable option while still being close to San Francisco.”

Attractive home prices and affordable housing units
Homes sit close together on compact lots, with ranch-style homes, modest bungalows and workers’ cottages lining the area’s streets, most built between the mid 1900s and early 2000s. On the west side of town, the Parkway Estates subdivision features 21st century modern traditional and Mediterranean-inspired homes. Fenced-in properties and attached, single-car garages are common. “There are also some newly built affordable housing units in the community,” says Rodriguez. Fixer uppers and houses in need of major renovations range from $200,000 to $390,000, while move-in-ready builds can go for $420,000 to $680,000.

Dual credit and individually focused coursework at Richmond High
Houses on the north side of town are within a short walk of Verde Elementary School, which earns a C-minus grade from Niche. Also with a C-minus, Walter T. Helms Middle School offers an array of clubs, with topics centered around chess, video games, soccer and anime. Richmond High School receives a C grade and has an academy education system, where students can select an area of study to focus their coursework. Academy topics include law, engineering and health. The school also partners with Contra Costa College for dual credit courses and career and technical education offerings.
Richmond High School is the final step in the public school curriculum for North Richmond students.

Walking trails, bayside recreation and park renovations
Sidewalks line the residential streets of North Richmond, allowing for an easy walk to the community’s parks. The 6-acre Shields-Reid Park has basketball courts, a playground and a community center, with new renovations underway to add a stage, a pollinator garden and a bike pump track. Around a half mile north, the North Richmond Ball Field has facilities for baseball and soccer. The paved Wildcat Creek Trail can be accessed from Fred Jackson Way and runs for around 2.5 miles to 23rd Street in San Pablo. A short drive north, Point Pinole Regional Shoreline encompasses over 2,400 acres and is complete with hiking trails, camp sites and a fishing pier.

The Richmond Flea Market is held directly west of North Richmond’s residential streets. Open on Saturdays and Sundays, the market has dozens of vendors selling clothing, furniture, art and food. Rumrill Boulevard is the closest commercial corridor, with restaurants, markets and car shops all within a couple of miles. Authentic Mexican fare is not hard to come by in Richmond, with nearby eateries like Pollos Asados don Rafa, Los Grullenses and Reina’s Restaurant. For groceries, shoppers can visit El Porvenir Produce Market and Chico’s Market, with a larger selection available at FoodMaxx. The Kaiser Permanente Richmond Medical Center is around 2 miles south.

Taking the ferry or I-80 to San Francisco
AC Transit operates bus stops along Market Avenue and Fred Jackson Way, with Route 76 providing service to downtown Richmond and Tara Hills. Drivers are roughly 20 miles from downtown San Francisco via Richmond Parkway and Interstate 80. The San Francisco Bay Ferry goes from Richmond to the Port of San Francisco once every hour on weekdays.
North Richmond residents can readily access the San Francisco Bay Ferry to commute to the city and beat the bridge commute.
North Richmond has multiple AC Transit bus lines that service the city.
The Richmond Bridge connects North Richmond to San Rafael.
The Richmond Parkway runs through North Richmond and connects to the 80 and 580 freeways.
