East Great Plains is a great combination of suburban whilst close to everything.
Recreation, subdivisions and shopping combine in this classic suburb
The East Great Plains neighborhood of Norwich occupies the city’s southwest corner. The suburban neighborhood grew out of the “nine miles square” land that would later become the City of Norwich purchased by European settlers from the Mohegan Tribe in 1659. The relationship of the city to the Mohegans is no more evident than in the Mohegan Sun Casino Resort blocks away from East Great Plains. “Whether residents work there or enjoy the restaurants and entertainment venues, the casino draws people to the neighborhood because it’s so close,” says BJ Lee, broker associate at William Raveis who grew up in Cherry Hill, a part of East Great Plains. “Cherry Hill and Weber Farm were the premier subdivisions in town to live in. Doctors used to live there because Backus Hospital is nearby.” East Great Plains also has a public golf course, an ice-skating rink and one of the main shopping corridors in Norwich. “Everything is within reach,” says Banglian Gao, broker-owner of United Realty Plus. She’s been doing business in Norwich for the past 20 years. “Subdivisions are small, so it’s easier to get to know your neighbors. The homes, too, are smaller and cost less.” Whether it’s for recreation, attractive subdivisions or easy access to shopping, homebuyers are drawn to this classic suburban neighborhood with open and flat terrain.
Suburban housing options to fit diverse lifestyles
Many of the homes in East Great Plains are midcentury ranch-style houses that sell for between $150,000 and $450,000, with picture windows and, in some cases, carports or attached garages. Raised-ranch styles are available, too, priced from $200,000 to $430,000. Cape Cods, some built after 2000 and part of 55-plus adult communities, run between $200,000 and $330,000. Larger colonial-style homes often feature two-car garages and twice the amount of living space. They can list for between $300,000 and $650,000. “The beautiful homes, large front lawns and tree-lined streets in Cherry Hill represent Norwich at its most successful,” Lee says. “The town has meadows and greens, and East Great Plains is a good example of them.” Because the neighborhood is so close to Mohegan Sun, buyers often purchase condos near the casino as a second home or to rent out to visitors. Condos can sell from $100,000 to $450,000.

Homes in East Great Plains are more susceptible to flooding the closer they are to brooks and ponds, such as Trading Cove Brook south of the golf course and Gardner and Ford Brooks, which snake their way northward. In January 2024 after heavy rain, a partial break in the Fitchville Pond Dam caused the Yantic River to overflow. Flooding led to the evacuation of homes and businesses in the northern part of the neighborhood near Route 2, which is close to the Yantic River.
