An industrial haven turned residential neighborhood outside of Norwich
Once an industrial hub of brick mills and factories, Yantic is a community outside of Norwich that still embraces its historic roots while offering a central location for shopping, dining and entertainment. The neighborhood’s mill buildings have since been converted to multifamily housing, workers' homes have been updated, and parts of Yantic are listed on the National Register of Historic Places. Still, the enclave preserves its historic charm through its array of Colonial-era homes and memorial parks. Heidi Cordray of Carrington Real Estate Services says Yantic appeals to homebuyers for its well-rounded community. “Yantic has nice homes, it’s close to the Norwich Free Academy high school, local shopping and hospitals,” she says. “Everything is pretty centralized, and there’s a draw to being close to everything.” Though homes are clustered in suburban-style subdivisions, Yantic maintains a more urban feel, thanks to its proximity to Downtown Norwich, which sits less than 5 miles southeast.

Colonial and farmhouse styles tell Yantic’s rich history
“Yantic has a lot of old houses that are really nice, a lot of old New England Colonials and farmhouses,” Cordray says. “It’s beautiful when you see the old houses with the big open porches.” She adds many have been converted to multi-family homes that still maintain their charm. While many are rentals, units in these buildings can be purchased between $195,000 and $250,000. Homes built in the 1950s to 1990s take the form of Cape Cods, ranch-style homes and townhouses, though farmhouses with contemporary stylings are starting to pop up in newer subdivisions. Single-family houses range in price from $210,000 to $750,000, while townhouses can list between $230,000 and $250,000.

Proximity to Norwich Free Academy
Students may attend Samuel Huntington Elementary School, which earns a C-plus from Niche, for kindergarten through fifth grade before advancing to Kelly STEAM Magnet Middle School, which receives a C-minus. Eighth graders at the middle school have the option to apply to a variety of local high schools, including Norwich Technical High School, which earns a B, and Norwich Free Academy, which gets a B-plus. NFA, a private day academy, is a school of choice and serves over 2,000 students through eight districts. The Slater Memorial Museum is situated on the academy’s campus – only one of two museums located on a high school campus in the country – and houses a collection of fine and decorative arts from all over the globe. A cornerstone of the arts and history curricula at the academy, the museum is also open to the public.

Dining along the Yantic River
Dining and shopping options are limited in Yantic, though a few local mainstays serve favorites close to home. Brick & Basil Wood Fired Pizza Co. tosses specialty pizzas with creative names – like The Kitchen Sink and Old Faithful – from a food truck off West Town Street, framed by outdoor seating. Across the street, locals can dive into more Italian fare at Illiano’s Grill, which serves generous portions of classic pasta dishes. A handful of parks and natural spaces allow residents to take advantage of Yantic’s scenic setting within Connecticut. Lowthorpe Meadow Natural Area provides a lush grassy landscape for walking and hiking, and Fernwood Playground is a park situated amidst the community's suburban-style streets. Closer to Downtown Norwich, Upper Falls Park and Yantic Falls offer trails and scenic views of frothing, cascading waterfalls along the Yantic River. The Norwich Little League practices at the diamonds along Otrobando Avenue, while the Norwich Sea Unicorns play minor league games at the Senator Thomas J Dodd Memorial Stadium. Mohegan Park is the city’s largest and serves as a hub for recreation and outdoor fun. Located a few miles east of Yantic, the sprawling park spans over 380 acres and features a popular rose garden, swimming and fishing at Spaulding Pond, walking trails and recreational facilities like disc golf.

Annual Rose Arts Festival at the historic Chelsea Parade
Another open space, located across the street from the Norwich Free Academy and Slater Museum, is Chelsea Parade. Listed on the National Register of Historic Places and part of the Chelsea Parade Historic District, Chelsea Parade was a burial ground for soldiers, and memorials stand in one of its corners. The district is a pinnacle of historic architecture, featuring buildings and homes that date back to the 18th century. Today, the corner park between Broadway and Washington Street is the location for various community events, including the weekly Downtown Norwich Farmers Market and the annual Rose Arts Festival. Every June, crowds flock to the Parade for music, art, food and entertainment. Local vendors showcase handmade goods while festivalgoers enjoy live performances and activities like a 5k race and creative art stations.
Route 2 connects to Downtown Norwich
Major roadways, such as Interstate 395 and Route 2, run through Yantic. Downtown Norwich is less than 5 miles away via Route 2. Bus stations scattered throughout the neighborhood also connect commuters to Downtown Norwich and surrounding communities. The Rhode Island T.F. Green International Airport is 50 miles away.

Homebuying considerations
Due to its proximity to the Yantic River, Yantic is subject to flooding. Homes closest to the river may experience over 3 feet of flooding during rainy seasons. After the river flooded in January 2024, the local government has taken steps to help mitigate future flooding, including a study for best solutions which could include dredging and flood walls. Cordray says flooding and high rates for flood insurance may be drawbacks for prospective homebuyers.
