Hovering above the San Pablo Bay and its surrounding wetlands and marshes, Midwest Novato is a largely suburban neighborhood within commuting distance of San Francisco. “The biggest driver is the great highway access. You have super easy access to go south to San Francisco,” says Julie Widergren, a luxury property specialist with Coldwell Banker Realty. “It’s a central commuter location, and you can hop on before the congestion in northern Novato.” The neighborhood's average home value is about $470,000 below that of the San Francisco metro area, and it offers more space to spread out. “People love Novato because the lots are a little bigger, and there are a lot of single-level homes to choose from,” she says.

Mature trees with gnarled branches pepper the residential streets of Midwest Novato, where narrow sidewalks are interrupted by driveways that lead to garages. Ranch-style and single-level homes with a midcentury modern feel from the 1950s and 1960s fetch between $815,000 and $1.3 million. These homes come on lots as large as a quarter of an acre, allowing room for patios, pools and recreational vehicle parking. Larger two-story properties, mostly built between the 1970s and 1980s, come with between a quarter- and a half-acre of land and price tags from $1.3 million to $2 million. Heated in-ground pools are common, as are other luxe amenities. Townhomes and condos with two to three bedrooms are largely concentrated in the southeast portion of the neighborhood. Both Novato Boulevard and Redwood Boulevard run from the neighborhood to the central, commercial portion of Novato. Downtown San Francisco is about 28 miles south via U.S. Route 101. The neighborhood is well-positioned for public transit users. Marin Transit maintains two bus routes that pick passengers up in Midwest Novato and continue south to San Rafael. Golden Gate Transit’s bus route 154 also stops in the neighborhood before passing through Sausalito on its way to San Francisco. The Sonoma-Marin Area Rail Transit (SMART) line stops in downtown Novato, less than 3 miles from the neighborhood. The rail travels from the Charles M. Schulz Sonoma County Airport south to Larkspur.
