Greenbank’s location on Whidbey Island is surrounded by water, with Skagit Bay creating the eastern shoreline, and Puget Sound to the west. Because of the proximity, public beaches are easy to access, and the residential area maintains a peaceful atmosphere. “[Greenbank] is mostly large parcels and acreage properties. Some places on the waterfront have really unique views,” says Realtor Daniel Fouts with Windermere Real Estate, who has over 15 years of experience and works throughout Whidbey Island. While there are a handful of local shops in Greenbank, most residents will travel to Freeland or Coupeville for essentials.
Single-family homes with large lots and bay access
Most homes in Greenbank are surrounded by thick trees, sit on large grassy lots and have waterfront views. Minimal traditional homes and raised ranches cost around $425,000 to $825,000. Some of these properties were built between the 1950s and 1980s, while a handful of newer ones are from the 2020s. Wrap-around balconies decorate the rasied ranches, with stairs that go down the hillside. Some of the larger, newer ones cost upward of $1.3 million.
Contemporary multi-story homes built in the 2000s can be found along the shoreline. There are also a handful of new constructions. These houses tend to have balconies, picture windows and tucked-in garages. Prices range between $800,000 and $2.5 million, depending on property size and location. Some come with a personal boat launch, or access to a community one. “Lagoon Point is one of two neighborhoods on Whidbey Island that has canal areas for private docks that access the sound,” Fouts says. “Because of that, the salmon fishing over there is phenomenal.” Greenbank sits at a higher elevation along bluffs instead of along the bay banks, so flooding is typically less of an issue for homeowners.
Naval Air Station Whidbey Island is about 25 miles north of Greenbank and generates noise from the air traffic that is heard in the area. The CAP Index Crime Score in Greenbank is 1 out of 10, which is lower than the national average of 4.

Whidbey Island’s beaches and woodland trails
Greenbank’s landscape is filled with small beaches and forests, providing natural recreation. Hidden Beach has a rocky shoreline along Skagit Bay, and Lagoon Point County Park is a small beach area on Puget Sound known for the abundant driftwood that washes ashore. Fishing is allowed at both places. Meerkerk Gardens is a 53-acre forest preserve that boasts a collection of rhododendrons within its gardens. Several woodland trails weave through the area, and there’s a gazebo stage for live music.
Directly south of Greenbank is South Whidbey State Park, which has both sandy beaches and a forest of cedars and Douglas firs – hiking trails lead through multiple places within. Crabbing and clamming are allowed in the water. There are also picnic shelters and an amphitheater. About 6 miles south of the area, Holmes Harbor Golf Club has a public, 18-hole course.
Residents of Greenbank have many options to get around the beautiful neighborhood.

Exploring and celebrating the Greenbank community
Greenbank Farm is the area’s regional attraction. What was once the largest loganberry farm in the country has transformed into a spot for both recreation and commerce. There are a handful of working farms and two educational gardens within the grounds. Multiple trails wind through the property, and there’s even an off-leash dog-area. The Pea Patch is a community garden that rents out plots. Visitors can also enjoy an art gallery, several gift shops and novelty shops for cheese, pie and wine.
For more community activities, residents can join the Greenbank Progressive Club, a social community group that hosts events at The Greenbank Clubhouse. There are monthly potluck dinners, an annual barbeque in the summer and a handful of other holiday celebrations.
Greenbank’s commerce and nearby retail and restaurants
Commerce within Greenbank is limited. “There used to be an old grocery store, but they’re refurbishing it right now,” Fouts says. Greenbank Pantry & Deli is a local sandwich shop serving made-to-order food. For anything else, traveling is required. Freeland is about 7 miles south with a Rite Aid and Payless Foods. There are also a couple of antique shops and thrift stores.
Coupeville is around 11 miles north and has local shops and restaurants lined along Front Street. There’s Kingfisher Bookstore, and multiple gift shops like The Crow’s Roost. The Oystercatcher is an upscale seafood restaurant with a seasonal menu. Along Main Street, Goldie’s is a casual pizzeria serving specialty pies, and Sunshine Drip is a coffee shop. For more options, Oak Harbor is roughly 21 miles away with big-box stores like Walmart and Home Depot. Chain restaurants in the area include Papa Murphy’s and Dairy Queen. Safeway, Haggen and Grocery Outlet are all there.

Ocean Shores IGA has an amazing selection of groceries available.

Getting educated in Coupeville public schools
Children living in Greenbank can attend public schools within the Coupeville School District. Coupeville Elementary School earns an A-minus grade from Niche and provides after-school activities. Coupeville Middle School and Coupeville High School both receive a B. Students at the high school can take Advanced Placement courses or participate in one of the many robust sports programs.

Traveling around Whidbey Island on Highway 525
Getting around Greenbank requires a vehicle. Island Transit offers bus services with stops along Lagoon Point Road, Classic Road, Resort Road and Washington state Highway 525. Highway 525 is the area’s main thoroughfare, traveling the length of Whidbey Island by merging with Washington state Highway 20 farther north. Commuters can use this route to reach the mainland and head into Downtown Seattle, roughly 46 miles south.
Seattle Paine Field International Airport is about 25 miles away. For medical emergencies and regular check-ups, WhidbeyHealth Medical Center is almost 11 miles north of the neighborhood.
