A diverse, urban neighborhood full of gorgeous architecture
Blocks away from Lake Merritt, Clinton is a diverse Oakland community where brightly painted homes, murals and leafy trees adorn the streets in a wash of color. While it’s primarily a residential district, Oakland’s vibrant restaurant scene, art museums and historic landmarks are within walking or biking distance. “It’s a great little neighborhood east of the lake. The housing is mostly older and there hasn’t been a lot of new development. You’ll see a lot of classic Victorian homes,” says David Yi, vice president of Light Realty and a longtime Oakland resident. The neighborhood is also home to Pháp Duyên Tu, known as the Buddha Shrine of Oakland, a small monument on a residential street that draws a steady stream of worshippers.
Most Clinton neighborhood residents are renters, but those who own homes here are proud owners.

Early 20th century Victorians and Craftsman homes
The neighborhood overflows with grand architecture. Painted Victorian homes, picturesque Queen Anne properties and humble, wood-shingled Craftsman homes, many from the early 20th century, dot the streetscape. “The architectural detailing on a lot of these homes is gorgeous,” says Giuseppe Zumbo of Corcoran Global Living, a longtime East Bay resident. Most neighborhood residents are renters, but those invested in buying are most likely getting a renovated vintage property. Duplexes and condos built in the 1970s and 80s can also be found here. Single-family home prices can range from $500,000 for smaller homes to as much as $1.5 million for larger renovated properties.

Dining and shopping in Little Saigon
Clinton is primarily residential, but there are several busy restaurants that reflect the neighborhood's diversity. Thai, Salvadoran and Southern soul food can all be found here, but Vietnamese restaurants and markets are most common given it's blocks away from Little Saigon. Cam Huong is a local institution that’s been serving Pho and Banh Mi since 1985, while Lee’s Sandwiches is a local market that specializes in Asian goods. Champa Garden serves spicy Thai, and Xochi the Dog Café is local coffeeshop that has a dog-friendly outdoor patio. For everything else, Lucky Supermarket and Walgreens are about a mile west in Merritt.

Large, urban parks close to home
Clinton is a short trek from several large city parks, including the eponymous Clinton Park, which takes up an entire city block. The park, renovated in 2003, has a playground, walking paths and plenty of shaded benches. Just south of Clinton is San Antonio Park, an even larger green space where people can shoot hoops, hit the tennis courts or sign up for a plot at the San Antonio Community Garden. Lake Merritt, just a few blocks away, is a major city landmark that’s surrounded by trails and waterfront parks with sweeping views of the downtown skyline.

Students attend Oakland city schools
The Oakland Unified School District uses a lottery system to assign schools. It’s known as one of the most diverse districts in the state. A common pipeline for this neighborhood has children starting at Franklin Elementary, which earns a B-minus grade from Niche, before moving on to C-rated Roosevelt Middle School. The last step is Oakland High, which has an overall B-plus grade. The high school offers more than 40 clubs and afterschool programs, reflecting the diverse cultural backgrounds and interests of its students.

Clinton is highly walkable and bikeable, with several bus lines running through the area and the BART train stopping at nearby Lake Merritt Station. Clinton has a 4-out-of-10 overall crime score, putting it on par with the national average, according to CAP Index. That said, crime in Oakland, especially in the downtown and East Oakland area, has seen a major uptick in the aftermath of the COVID-19 pandemic. City leaders have struggled to find a solution, prompting intervention from the state government. California Gov. Gavin Newsom deployed highway patrol officers to the city to assist local police in early 2024.
