Colorful Oakland neighborhood with mixed housing next to Lake Merritt
Ivy Hill is a small community in Eastern Oakland, just blocks from the windswept shores of Lake Merritt. The neighborhood showcases widely mixed and colorful housing that is within walking distance of diverse and eclectic local small businesses. “Some of the biggest highlights of the neighborhood are that it’s below Highway 580, and it’s in a convenient part of town with great proximity to Lake Merritt and the Grand Avenue commercial district,” says Jeff Weissman, a longtime Bay Area Realtor and Broker with Avenue 8.

Architecturally mixed housing and early 20th century homes
The neighborhood’s streetscapes typically include narrow sidewalks with sprinkles of trees, from pines to California bay laurels. Some areas showcase rows of smaller homes on tighter lots, while others include larger properties or grand buildings converted into condo units with more lot space. Homes here typically have modest front lawns, requiring off-street parking. However, some properties have driveways with two-car garages in place of front lawns. Homes in Ivy Hill were primarily built in the early 20th century, and the housing styles are just as mixed as the neighborhood’s streetscapes. Common architectural styles include Spanish Revival, Tudor, Victorian, craftsman and bungalow. Spanish style design influences are also prevalent in the neighborhood, as many properties have stucco exteriors and red-tiled roofing. Single-family home prices range from $550,000 to $1.2 million, while condos typically range from $350,000 to $680,000.
