The neighborhood’s streetscapes typically include narrow sidewalks with sprinkles of trees, from pines to California bay laurels. Some areas showcase rows of smaller homes on tighter lots, while others include larger properties or grand buildings converted into condo units with more lot space. Homes here typically have modest front lawns, requiring off-street parking. However, some properties have driveways with two-car garages in place of front lawns. Homes in Ivy Hill were primarily built in the early 20th century, and the housing styles are just as mixed as the neighborhood’s streetscapes. Common architectural styles include Spanish Revival, Tudor, Victorian, craftsman and bungalow. Spanish style design influences are also prevalent in the neighborhood, as many properties have stucco exteriors and red-tiled roofing. The newly opened Brother’s Deli & Co. offers more sandwich varieties with locally sourced bread made daily, while Parkline is a popular neighborhood café with artsy interior digs. Bordering the neighborhood to the south is the Champa Garden Thai restaurant, and on the northern border is Baggy’s By the Lake, a longtime community dive bar. A Lucky supermarket is just a few blocks west of Ivy Hill for groceries, while the East Bay Bridge shopping center is about 4 miles north. It features numerous stores, including Target, Nordstrom Rack and The Home Depot.

Lake Merritt Amphitheater concerts and museum events
The Lake Merritt Amphitheater is about a mile away on the lake, where residents can enjoy an annual lineup of concerts from big-name artists and bands. The Oakland Museum of California is less than a few miles west of Ivy Hill and is a popular spot for community events. Every first and third Sunday, the museum offers free admission and performances from guest artists. On Fridays from April through October, their “Off the Grid” series has live music and food trucks out in the garden area.

Public schools with dual enrollment courses
Ivy Hill is zoned for several different schools. Students may attend Bella Vista Elementary School, which gets a C-plus rating from Niche or the C-rated La Escuelita Elementary School. Middle schoolers may attend the C-rated Roosevelt Middle School or the B-rated Edna Brewer Middle School. Following these is the B-minus-rated Oakland High School. Established in 1869, it’s the oldest high school in the city, offering over 40 clubs and dual enrollment classes. As an alternative, there are also many nearby private school options. “A lot of people prefer private schools in this area,” Weissman says. “It’s near four excellent private schools.” One of these is St. Paul’s Episcopal School, which receives an A-plus rating from Niche and serves kindergarten through 8th grade students.

Next to multiple parks and Lake Merritt Boating Center
Park Boulevard Plaza is an open, green space where dogs can run off-leash, while the neighborhood’s FM Smith Park offers expanded amenities. The site features a large grassy lawn, a community garden, picnic areas well shaded by Redwood trees and two playscapes with one featuring donated toys from the community. Just outside the neighborhood is Bella Vista Park on East 28th Street. It has an open, multi-purpose field, playground, basketball court and small skatepark. Pine Knoll Park is a few miles west, with scenic trails and resting spots along the lake. It’s located next to Athol Plaza, which has two lighted public tennis courts. The Lake Merritt Boating Center is just across the water, where locals can rent boats to enjoy out on the lake.

Proximity to Interstate 580 and the Lake Meritt BART Station
Interstate 580 is directly east of Ivy Hill, a major highway that leads to the San Francisco-Oakland Bay Bridge and over into the Peninsula. Multiple AC Transit bus stops are located around the neighborhood, and the Lake Merritt BART Station is about a mile west for light rail travel or commuting. The San Francisco Bay Oakland International Airport is 8 miles south of the neighborhood for domestic and international flights.
