Lockwood-Tevis occupies a set of Oakland city blocks just north of where the Oakland A’s and the Golden State Warriors play. Wedged conveniently between International Boulevard and San Leandro Street, the neighborhood places residents within a 12-minute drive of downtown. Many downtown commuters without cars are within walking distance of the nearest Bay Area Rapid Transit (BART) station, which offers an 11-minute train ride. Further, realtor Nicholas Cassidy of Coldwell Banker Solano Pacific says International Boulevard’s bus lanes have recently expanded. “Whether you’re commuting in Oakland or surrounding areas, having the BART or bus system available within a relatively short walk is huge,” says Cassidy, who’s sold homes all over the Bay Area.
Bungalows and cottages below Oakland’s price average
Further drawing homebuyers are the neighborhood’s prices, with properties nearly $500,000 below the Oakland average. While Lockwood-Tevis’ easternmost blocks comprise a rental housing project, its remaining acreage mainly features detached homes for purchase. They’re quite small by local and national standards, with an average floor plan of just over 1,000 feet. Many have stood since the 1920s, including countless bungalows with Craftsman details. Mission Revival cottages are also common, some with stucco facades and flat roofs, others with clay roofing and random rubble masonry. “It’s not track homes — every house is unique and independent,” Cassidy says. “I’d say the median price for a home in good condition is $500,000.” On the lower-cost end, move-in-ready two-bedroom bungalows under 800 square feet start in the mid-$400,000s. Conversely, a three-bedroom, recently updated home over 2,300 square feet could reach the mid-$600,000s.
Oakland Unified schools get Cs
Students in Lockwood-Tevis fall within the Oakland Unified School District. Many in kindergarten through eighth grade are within walking distance of Greenleaf, operating across International Boulevard to the northeast. With a C-minus from Niche, Greenleaf offers a bilingual, Spanish-English education to over 600 students. Most teens attend Castlemont High School, about 2 miles east of the neighborhood, also with a C-minus Niche grade. Its specialty career programs and dual-enrollment coursework help prepare students for a successful and community-focused future. A few residents north of Seminary Avenue are zoned for Fremont High School, which has a C from Niche. Meanwhile, Aspire Golden State College Prep operates in the neighborhood, has a C-plus Niche grade and offers a charter school alternative for grades six through 12.
Sports and workout classes at recreation centers and parks
Several outdoor and indoor recreational spaces surround Lockwood-Tevis. Immediately north, Rainbow Recreation Center welcomes visitors of all ages to engage in creative and athletic activities Monday through Friday. Grownups can work up a morning sweat at Zumba class, while kids can take to the colorful basketball courts or the soccer field after school. The Lion Creek waterway runs through Coliseum Gardens to the south, with a large playfield and a basketball court on one side and a playground on the other. A few blocks northeast, Carter-Gilmore Park features several baseball practice diamonds and a verdant, tree-speckled play area.
Locally owned eateries in Lockwood-Tevis
A few locally owned businesses operate in Lockwood-Tevis, mainly along International Boulevard. Las Palmas serves Hispanic standards like burritos, enchiladas and nachos in a walk-up, counter-serve setting. Next door, locals can grab produce, baked goods, packaged snacks and more at La Raza Market, a compact stop-and-shop.
