Oakland’s Mosswood is a hip urban neighborhood with a lot to do, centrally located to other hip, urban neighborhoods with a lot to do. Like many city neighborhoods, crime is a bit high — it has a CAP Index score of 6, two points higher than the national average — but in the last 20 years, it has become much safer than it used to be, and its central location is a big draw. "It's so central that someone could live there and not need a vehicle; they could just use public transportation and not see a huge difference in their quality of life,” says Kerri Naslund-Monday, a Realtor, long-time Oakland resident and founder of The Monday Group. Mosswood’s newcomers join residents who have lived in the neighborhood for decades, as well as the host of renters that make up this diverse neighborhood just blocks from many of the city’s coolest neighborhoods.

Many dining options and shopping in Temescal
Local foodies delight in their dining options inside and outside the neighborhood. Homeroom is a small Oakland chain located on 40th Street and is popular for its many mac and cheese dishes and classic desserts. Seoul Gom Tang, off Telegraph Avenue, serves authentic Korean dishes in a cozy atmosphere. Beauty's Bagel Shop, also off Telegraph Avenue, is a locally owned spot serving bagels, breakfast sandwiches and deli classics like matzo ball soup and latkes. Trendy neighborhoods like Piedmont Avenue, Temescal and Grand Lake are a walk or bike ride away and feature upscale restaurants, boutiques and vintage shops. While in Temescal, residents pick up groceries at Whole Foods and essentials at Walgreens, both about a mile from Mosswood.

Mosswood Meltdown draws music lovers from near and far
In early July, Mosswood Meltown, a two-day music festival hosted by filmmaker John Waters, takes place in Mosswood Park. The festival features an eclectic mix of music and artists, from the renowned B-52s to Bay Area mainstays Hunx and his Punx.
Mosswood offers a huge park for locals to enjoy baseball, basketball, playgrounds and dog walks.

Along MacArthur Boulevard and 40th Street, large apartment and condo complexes are home to the neighborhood’s many renters, who make up about 80% of the residents.

Mosswood Park is a hub of activity
Residents head to Mosswood Park for fresh air and exercise. This four-acre green space is often bustling with friends challenging each other on the basketball and tennis courts, kids burning off energy at the playground and families gathering at the picnic area for barbecues and birthdays. Another popular outdoor spot is nearby Mountain View Cemetery, a scenic, garden-style burial ground designed by Frederick Law Olmsted, the landscape architect responsible for New York City's Central Park. Its rolling hills and landscaped walkways make it popular for picnics and walks.
For indoor activities, residents head into nearby Piedmont and Grand Lake for their historic movie theaters like Landmark’s Piedmont Theatre, a three-screen movie house that screens independent and arthouse films, and Grand Lake Theatre, a movie palace with a working Wurlitzer.

Oakland Unified School District serves area kids
Students in the neighborhood often start their education at Emerson Elementary School, then continue to Westlake Middle School and Oakland Technical High School. The Oakland Unified School District encompasses all three schools. Emerson Elementary and Westlake Middle both have a C-minus on Niche, while Oakland Tech has an A. Students at Oakland Tech can enroll in one of the school’s specialty academies, including its computer academy, health academy, engineering academy or fashion, arts and design academy. There are also private schools nearby, including faith-based and day schools.
The Oakland Technical High School is the oldest high school being established in 1914.
Westlake Middle School is an excellent option in Oakland.
Emerson Elementary School in Oakland has about 350 kids and has 17 teachers.

Kaiser Oakland Medical Center, the flagship hospital of Kaiser Permanente, is located just outside of the neighborhood off Broadway, and a major area employer.
