Set at the base of the Oakland hills, Sausal Creek is a pleasant, quiet neighborhood just east of downtown. The neighborhood's charming bungalows, international restaurants and freeway access prove that small spaces can pack a huge punch when it comes to living in the city.
With many restaurants concentrated around the busy McArthur Boulevard and Fruitvale Avenue, Sausal Creek's diverse eateries deliver flavors from around the world. To start the day, diners can sample French pastries at La Farine and organic Yemeni coffee at Mohka House. For lunch and dinner, there’s lumpia at Lucky Three Seven and smoked trout tostadas at Bombera. Safeway and Farmer Joe’s Marketplace are close by for grocery shopping, and the Fruitvale Station Shopping Center has several familiar retailers like Ross Dress for Less.
Interstate 580 borders the southern edge of the neighborhood, connecting San Rafael to the southeast Oakland area. Alameda-Contra Costa (AC) Transit bus lines travel along the busier streets, most notably Fruitvale Avenue and McArthur Boulevard. Bay Area Rapid Transit (BART) keeps a station along this same road. Sausal Creek is about 5 miles from downtown Oakland, while San Francisco is 14 miles out. Oakland International Airport is less than 9 miles away, and the Highland Hospital is less than a mile out for all emergency medical services.
The streets of Sausal Creek are lined with cottages and bungalows in the Tudor, Mediterranean and ranch-styles. Many date back to the early to mid-twentieth century, including both fully renovated turn-key homes and properties in need of some TLC. According to Jordan Lento, a Compass Realtor who works extensively in Oakland, Sausal Creek is a bit more attractive to home buyers. “It’s because it's close to Dimond and Laurel, which are well-known, nice neighborhoods. And because you’re further east, you’re a little higher up in the hills, so the houses are a bit bigger,” he says. The small lot sizes are personalized by maintained front yards and ringed by plentiful sidewalks. For a two- or three-bedroom property, costs can range between $631,000 to $900,000. Homes with four or more bedrooms tend to cost higher, between $1 million to $1.3 million. A property spends about 36 days on the market before selling.
Sausal Creek is named after the nearby basin of the same name that hugs the neighborhood, serving as an important watershed to the landscape. The neighborhood also has several spots to get out and active. For example, there's the creekside hiking trails, tot lot and tennis courts at Dimond Park. Clusters of palm trees provide shaded walks around the Central Reservoir. Gardeners descend on William D. Wood Park every third Saturday of the month. Kids have many things to do at the nearby Manzanita Recreation Center, which offers an outdoor basketball court, playground and low-cost or free activities for little ones, including day camps.
Manzanita SEED Elementary School receives a B from Niche. Public middle school Urban Promise Academy holds a C. Fremont High School, rated C-plus, and offers specialized student pathways in media and architecture studies.
