Incorporated in 1908, Oakwood is a turn-of-the-century community with intimate ties to one of the state’s most famous sons – Orville Wright of the famed aviation Wright Brothers. Historic and established, Oakwood boasts over 2 square miles of tree-lined streets with classic architecture and meticulously maintained landscaping. “I’ve lived here since 1983 and my take to my buyers is that it’s not just a home purchase, it’s a lifestyle,” says Irongate Realtors’ Joanne Cronin, a top area performer since 2009 with over $12.5 million in sales. “It’s all the best: parks, recreation, emergency services, neighborhood walkability, schools.”

Older homes with character drive Oakwood’s competitive market
Oakwood’s real estate market is considered very competitive. Most homes in the neighborhood were built before 1950, making the architectural offerings more diverse than those in areas built in the post-World War II decades. “People move here for the character and charms of older homes. There are no cookie-cutter homes at all, and no two streets are alike,” Cronin says. Cape Cods, Tudors and Craftsman homes are among the classical styles that line the city’s well-maintained sidewalks. Homes under 2,000 square feet range in price from $180,000 to around $450,000. Larger homes and those with more features sell up to about $950,000. A few homes with unique architecture and more space have sold for over $1 million. “We have no room for growth and no lots to build on because it’s frowned upon to take one of these 1900s homes and tear it down,” Cronin says. “It’s not something residents want to see.”

Walkable schools and strong academics in Oakwood
Families with children are served by Oakwood City Schools. “These are all walkable community schools, so they let the high school students go home for lunch,” Cronin says. Kindergarteners may attend Lange School, which gets an A-minus from Niche. From there, they can enroll in Harman School for first through sixth grades, Oakwood Junior High for seventh and eighth grades and Oakwood High for ninth through twelfth grades. All receive an A from Niche. The high school offers a College Credit Plus program, enabling students to earn college credits while completing the classes needed to graduate.

The city of Oakwood has a Department of Parks & Leisure Services to enhance the quality of life of residents by offering a variety of wellness and cultural activities. “We have parks all over, some with incredible water features,” Cronin says. “These places are packed in the summer, and we know they’re not all Oakwood residents, but we love to see kids coming into the neighborhood to play.” The largest recreation complex and the crown jewel of the city’s park system, Shafor Park includes a playground, baseball field, half basketball court, six tennis courts and an outdoor pool. Next door, the Oakwood Community Center is a membership-based amenity that allows residents to participate in activities for reduced fees. Orchardly Park is decked out with a playground for small children, an interactive splash pad, a full basketball court, and separate courts for tennis and pickleball. Located near the city’s water tower, Fairridge Park has a playground and swings, a large sandbox, benches and a picnic area.

Known for quality java and an inviting atmosphere, Tastefully Roasted Coffee is a higher education hotspot just south of the University of Dayton. The tin ceilings are adorned with hanging ivy, and the cozy fireplace has a flatscreen TV above its mantel and a modern sofa situated fireside. For stocking up on groceries and essentials, Dorothy Lane is the gourmet supermarket’s flagship store, which was founded in 1948. “It’s a renowned hometown market; very small and well kept,” Cronin says. Two blocks north is the Oakwood Farmers Market, open Saturdays in late May/early June through mid-October. “The Oakwood Club is a very famous local eatery known for fine dining,” Cronin says. They present a classic surf ‘n’ turf menu in an old-school setting with booths and white tablecloths.

Oakwood is located 3 miles south of downtown Dayton via North Main Street. There are alternate routes available via South Main Street and Far Hills Avenue or OH-48 South. It is just over 1 mile south of the University of Dayton. Interstate 75 is easily accessible, providing direct access to the Dayton International Airport, 16 miles away, and Cincinnati, 55 miles to the south. The city places great emphasis on public sidewalks, making Oakwood a highly walkable community where 25% of the sidewalks are inspected and repaired each year.
