The site of French Louisiana's first permanent settlement, established in 1699, Ocean Springs later became a busy resort town. Seafood, southern comfort food and barbecue are common offerings, but several eateries along Government Street serve international cuisine. Museums and events centered around the cultural arts
Ocean Springs hosts a full roster of seasonal events that boost tourism. The Peter Anderson Arts & Crafts Festival, held each November, is Mississippi’s largest fine arts festival and welcomes about 100,000 people. The two-day celebration highlights more than 300 local artists, featuring live demonstrations, craft and food booths and kids’ activities. Other events include the Blueberry Festival, the Taste of Ocean Springs restaurant tour and Cruisin’ the Coast, a parade of classic vehicles that stops in several Mississippi Gulf Coast cities. The Mary C. O’Keefe Cultural Arts Center is another jewel in the crown of the public art community, with galleries, a history museum and a performing arts theater.

The median home price of $285,000 is well below the national median of $407,000 but slightly higher than in larger nearby cities. “It’s probably one of the hottest markets in the state,” Switzer says. “Lots of families want to move there because of the school district.” Prices start around $120,000 to $150,000 for inland condos and $175,000 to $200,000 for starter homes. The price range for a newer or well-maintained single-family home is $250,000 to $500,000, but historic homes along the waterfront are priced from $800,000 to $1 million. Luxury waterfront estates can cost $1.25 to $2.5 million.

Crossing the Biloxi Bay Bridge
Highway 90 is the town’s primary thoroughfare, leading 4 miles across the Biloxi Bay Bridge to the casinos and nightlife in Biloxi. A wide pedestrian path spans the length of the bridge to accommodate walkers, joggers and cyclists. Many residents also commute to Pascagoula, 17 miles east, where the Chevron Pascagoula Refinery and Ingalls Shipbuilding provide thousands of jobs. An ongoing construction project will add two new lanes to Highway 90 along the stretch from Highway 609 to Dolphin Drive in nearby Gautier. Commuters can expect the flow of traffic to be impeded until the project’s completion, slated for 2026. Public transport service Coastal Transit Authority runs a shuttle service with stops throughout Ocean Springs, including at Ocean Springs Hospital, another area employer. Five major airlines serve the Gulfport-Biloxi International Airport, 21 miles away.
Hurricanes, flooding and crime risk
Because Ocean Springs is on the Gulf Coast, many areas are prone to flooding. The risk is especially great during hurricane season, which runs from June through November. Drinking water safety is an ongoing concern, as the city’s wells may be susceptible to contamination due to pollutants from stormwater runoff. The Ocean Springs Environmental Alliance meets regularly to keep citizens informed.
According to data reported to the FBI, the risk of violent crime is generally low compared to state and national averages. While the number of property-related incidents reported is slightly higher, it’s still low compared to nearby cities like Pascagoula and Biloxi.

Found just east of central Ocean Springs, Mississippi, Gulf Park Estates is a rural-like area surrounded by several bayous, Biloxi Bay and the Gulf of Mexico. It is 13 miles west of Pascagoula, the county seat, making it fall under the Pascagoula Metropolitan Statistical Area. As of the 2020 census, there were nearly 6,000 residents, a slight uptick from the 4,272 accounted for in 2000. "I've lived in Gulf Park for 50 years in various parts of the area, so apparently, I really like it here," says Nancy Carpentier, Realtor and owner of A&W Associates Real Estate Services, Inc. since 1976. "It's just a different atmosphere here – it's quiet, almost rural, and the subdivisions are huge. I've overlooked the bayou and the gulf and lived on Beach View Drive, the busiest street in the neighborhood. And you know, I loved every view and neighbor I had." Major draws for homeowners may be waterfront views – or close waterfront access – along with low property tax and access to highly rated schools.<br><br>Homes in the area often adhere to the Southern-class vernacular architectural styles, with ranch and Colonial Revivals prevalent. The housing environments vary greatly, from the open wide streets of modern subdivisions to houses tucked away by the bayou under marsh trees. "The subdivisions are huge; some stretch for two and a half miles. Beach View Drive is the busiest part of the area, but where I live now by the bayou, I only have one neighbor who just vacations here," Carpentier says. "I don't know of any HOA fees. Existing homes are selling quite reasonably, but there's not a lot of new construction. Many of the open lots are in flood zones – which flooding isn't a huge issue, but it does happen." Homes with mortgages have a median property tax of around $1,345, or 0.8%. Properties in Gulf Park Estates only trend slightly higher than other homes in Jackson County. Smaller homes built at the end of the 20th century sell between $220,000 and $260,000, more contemporary properties with generous square footage or acreage between $270,000 and $350,000, and rare waterfront properties for $450,000 and $750,000.<br><br>Outdoor recreation for residents of Gulf Park Estates is concentrated in the greenspaces and water areas surrounding it. Portions of the Gulf Islands National Seashore are directly accessible, most notably the Davis Bayou Area to the west. There are hiking trails, picnicking sections and the Davis Bayou Fishing Pier. To the south is the Bellefontaine Marsh Preserve, which has 1,300 acres of a marsh system where birding, fishing and boating are popular. The Mississippi Fontainebleau Nature Trail branches off Hanshaw Road, a looping unpaved trail through the forest that offers residents a quiet place to walk and bring their dogs. Regarding the environment, the area is at a high risk of flooding. Ocean Springs, as do all coastal communities in Jackson County, participate in the National Flood Insurance Program and maintain debris programs to keep drainage ways clean. According to the 2024 Regional Hazard Mitigation Plan, there are several current efforts and future efforts put in place to help lessen damages from floods and hurricanes, not limited to but including more intense research for the effect of sea rise and erosion, ensuring waterfront buildings are built with water-resistant materials, development of further water direction and more.<br><br>As Gulf Park Estates is primarily residential, commercial pockets are located outside of the area. There are a couple of waterside restaurants, such as The Bayou Dockside Bar & Grill, alongside small businesses where residents run out of their homes or rented office spaces. For the most part, big-name shops like Walmart and Aldi, as well as chain restaurants, are found just along Route 90 just north of Gulf Park Estates. <br><br>Children in Gulf Park Estates will attend public schools under the Ocean Springs School District, which has three elementary schools, one upper elementary school, one middle school and one high school. Ocean Springs School District has an A-plus from Niche, and all six main schools have an overall A rating. The Mississippi Department of Education ranked it the number-one performing district in Mississippi for the 2022-2023 school year.<br><br>As Gulf Park Estates is a census-designated place, FBI report data is not as accurate as it may be for incorporated communities. That being said, the Cap Index gives Gulf Park Estates a 2 for overall crime, with 4 being the national average and 10 being the highest.<br><br>About a mile north of Gulf Park Estates is the major thoroughfare of Route 90 – also referred to as Bienville Boulevard – which connects to Biloxi, Pascagoula and Interstate 10. As the area is more rural and has no central commercial district, residents are heavily car-dependent. Walkability is limited to residential streets, and it's only considered somewhat bikeable. Off Blueberry Drive is the small Ocean Springs Airport, but most residents will travel 19 miles northeast to the Trent Lott International Airport.
