Home to its namesake, award-winning Tri-City Medical Center, the neighborhood of Tri-City in Oceanside surrounds suburban homes with top health care, daily essentials and well-appointed parks. Not to be confused with the Tri-City area of Carlsbad, Vista and Oceanside, Tri-City is a 5-square-mile community spanning north from Route 78 toward Oceanside Boulevard. Tri-City Medical Center in the neighborhood is one of North County's largest employers and has been serving the area since the 1960s. At the heart of the neighborhood, John Landes Community Center reopened in 2023, offering a new library, community room and study spaces. "Tri-City's a beautiful, thriving community," says Zulema Maldonado, library assistant for the city of Oceanside and a Tri-City resident for more than 20 years. "I see how they're prioritizing safety with community activities, because being in between three cities can cause some issues. And with our community resource center, I know there's more good to come."

Central John Landes Park and nearby Brengle Park
John Landes Park in central Tri-City offers sports courts and fields, play equipment and the 8,000-square-foot John Landes Skatepark — which is being resurfaced and updated in 2024. The park's centerpiece is the John Landes Community Center, serving as a hub for events, social connection and a library that lends books, toys, ukeleles and more. "The center is unique because we have the library and both our parks and housing departments, all in this building," says Maldonado. "We have a Tiny Tots program year-round, bilingual story times, a bunch of league sports at night, and the housing department organizes food drives. The community center has a beautiful mural made by local artists." John Sepulveda Park, just 1 mile west, is a quiet green space with athletic fields, a playground and walking trails. Skaters can also head 3 miles north to the 6,000-square-foot Martin Luther King Skatepark. "Living in Tri-City, you're just minutes from Brengle Terrace Park," Jeff Kane, president of Coldwell Banker West Commercial, who's been selling in the area since the 1980s. "It draws thousands out to free concerts all summer long and a really amazing fireworks show on Fourth of July."

Single-family home variety from $800,000 to $1 million
Primarily built in the 1960s and 1970s, homes are a mix of one- and two-story Spanish Colonial and Revival styles, contemporary remodels with modern angles and flat roof lines, and bungalows with Craftsman touches. "People are attracted to Tri-City for a combination of things," says Kane. "It's not only for folks who work at the hospital or the college; it's also great for first-time homebuyers because it's right near the 78 and other major freeways, so you can be at the beach in under 10 minutes from a home that's more reasonably priced than what you might find in Carlsbad or Encinitas."

Highly rated Vista Unified School District
Public schools are in the Vista Unified School District, given an A-minus on Niche. Most kids start at Grapevine Elementary, which gets a C-plus, and head to Madison Middle, which earns a B. Rancho Buena Vista High, known as RBV, scores an A-minus. In 2024, RBV's band was chosen from 60 applicants to perform in 2025 at the prestigious California All-State Music Education Conference in Sacramento. MiraCosta College is only about 2 miles west of central Tri-City and within walking or biking distance of many homes. Improvements launched in 2024 at the community college include career training facilities, a wellness center and a media arts complex.

Easy-reach plazas and Primo Thunder Market
Right next to Tri-City Hospital, a retail center brings together Home Depot, a bagel café, clothing stores and small restaurants from Italian to Asian to Mexican. Grocery options include Primo Thunder, a Mexican market/bakery next to John Landes Park. "Primo Thunder is one of the highlights of this neighborhood," says Maldonado. "Taco Tuesdays are my favorite for friendly faces and really great food." There's also an Albertsons on Oceanside Boulevard at the neighborhood's north end.

Close to Route 78 and Interstate 5, plenty of North County Transit District options
The east-west Route 78 is the neighborhood's southern border, and the 5 is just 3 miles west. North County Transit District BREEZE bus stops are common in Tri-City, for a quick trip to MiraCosta College or an hour-long commute to downtown Oceanside. Commuters can pick up the COASTER train at the Oceanside Transit Center, and the SPRINTER light rail train runs every 30 minutes along Route 78. The San Diego International Airport is a 40-mile, 45-minute drive south.
Oceanside Samoan Cultural Celebration
The library hosts weekly events. "We get together a lot for things like Books and Brew, where we meet at a local brewery and talk about the books we're reading," says Maldonado. The week-long Oceanside Samoan Cultural Celebration, held every July since the 1980s, is a showcase of Samoan/Polynesian dance, sports, cuisine, drinks and crafts.
