Houses in the neighborhood come in various shapes and sizes, with space between neighbors and land throughout. “You can see 100 feet between homes on either side compared to 7-10 feet in town,” Trower says. Ranch-style and national homes built between 1990 and the 2010s are among the many constructions in the area, typically costing between $180,000 and $230,000. Manufactured and double-wide homes usually range between $60,000 and $100,000. On average, lots are over an acre-and-a-half, with some lots including several acres. “Sometimes you can get as much as five to ten acres,” Trower says. “My daughter lives out that way and got about seven acres.”Take Highway 385 into town
A vehicle is necessary in the neighborhood, with no public transportation options. Downtown Odessa is around 7 miles straight up Highway 385. Trower notes that it is a “quick drive.” Odessa Regional Medical Center, in downtown, is the nearest hospital. Between the oilfields and Odessa is Interstate 20, which leads to the Midland International Air and Space Port, about 18 miles to the east, and Midland, roughly 26 miles in the same direction. 385 Ranch Estates has no parks in the neighborhood and limited outdoor recreation options. “They go out and ride their horses on the country roads,” Trower says. A few miles north on 385 leads to Comanche Trail South Park, a community park with a walking trail around a pond stocked with fish and three disc golf courses. During the holidays, light displays in the shapes of animals, instruments and Christmas themes light up the park. The displays continue across Interstate 20 in McKinney Park, a recreational space with a children’s water play area, splash pad, sports courts, and picnic areas.Longer commute to schools
Students and parents must be prepared for a commute to school each morning, with no schools within several miles. Lyndon B. Johnson Elementary is about 14 miles away and earns a C from Niche. Nimitz Middle School earns a C-plus rating and sits around 11 miles away. Odessa High School, a C-rated institution, is the closest of the schools, around 8 miles north straight up Highway 385. Odessa High offers an AVID program, a college preparation course for students. “Usually, the students on the west side of 385 go to Odessa High, and students on the east go to Permian,” Trower says.Head into downtown for dessert at Emilio’s Paleteria
The only store or restaurant in the neighborhood is the Dollar General, on the edge of the northern boundary. Following the highway into Odessa leads to Panchitos Burritos, serving specialty burritos and enchiladas. Lucy’s Café is a few blocks away and offers soup, sandwiches and desserts. Speaking of desserts, Emilio’s Paleteria is across the street and has dozens of ice cream flavors and other sweet treats. Walmart and H-E-B are about 10 miles north off of Highway 338.
