Growing Odessa neighborhood near schools and stores
Terrace Hills is a residential Odessa neighborhood that sits between major thoroughfares 42nd Street and University Boulevard. The major roadways are lined with parks and restaurants, leading straight into the University of Texas Permian Basin, 4 miles away. The neighborhood is a growing part of town, where homes don’t often hit the market. “There are not a lot of homes for sale, but they are usually starter homes,” says Analisa Ybarra, a real estate agent with Home Charm Realty. The developing neighborhood is a benefit to those looking to live close to grocery stores and schools. “It is a good place for small families,” Ybarra says.

Older, mid-century homes
Ranch-style homes built in the mid-1900s are the most common construction in the neighborhood, often on lots between 6,000 and 8,000 square feet. Prices typically range from around $94,000 for an investment property needing renovations and updates to around $265,000 for brick ranchers with a fenced-in backyard close to the dog park. “Investors usually look around there,” Ybarra says. “Many of the houses almost always need some fixing up.” While most properties have a driveway or garage, street parking is available. Land lots ready for homes to be built on sometimes hit the market and range from $25,000 to $75,000.

Murals and paintings at Curb Side Bistro
Terrace Hills is almost entirely residential; however, residents won’t have to go far to find restaurants or groceries. A few blocks east, along 42nd Street, Dumplins Y Amigos is a breakfast spot offering favorites like chicken fried steak and pancakes and is known for its service. Nearby Curb Side Bistro serves American comfort food in an artistic environment, including paintings and a Biggie Smalls Mural next to the front door. United Supermarkets is a few blocks south on County Road while Oriental Market is on Highway 385.

Bark Park
Expansive dog-runs and space at Central Bark
Slator Park borders the neighborhood to the west, just off Pleasant Avenue. Children enjoy the modest playground on artificial grass while the parents watch from the nearby covered picnic tables. The park also has a vast green space with a few trees and a fenced-in basketball court. Adjacent to the park is Central Bark, an expansive dog park with two dog-run areas, one for larger breeds and one for smaller breeds. The nearby Ector County Coliseum hosts various events throughout the year, including the annual Permian Basin Fair & Expo. Held around Labor Day Weekend, the event features food vendors, rides and entertainment, including a Dog Extravaganza and food-eating contests.

Burleson Elementary School receives a C-minus from Niche and is within walking distance from the neighborhood, just across Golder Avenue. Bowie Middle School also gets a C-minus and has a dress code for students, where their uniform color is based on their grade. Teenagers may attend Odessa High, which earns a C rating. The Odessa High band has the longest streak of first division-one ratings in Texan marching contests, going back 84 years. Odessa College is the nearby for those continuing their education, offering over 120 associate, bachelor's and certificate degree programs
Access to highways and the EZ-Rider
The Midland Odessa Urban Transit District bus system, otherwise known as EZ-Rider, has bus stops along 38th Street at W County Road and Golder Avenue. Even with access to the EZ-Rider, Ybarra says it is still a driving-centric area. Terrace Hills sits about 3 miles north of downtown Odessa and the same distance from the Medical Center Hospital. Major highways 385 and 338 are adjacent to the neighborhood, leading to downtown or Interstate 20. Midland International Air and Space Port Airport is a 14-mile drive east.
