Older neighborhood close to downtown and McKinney Park
The residential neighborhood of Waddell sits between downtown Odessa and one of the area's most popular spaces, McKinney Park. The neighborhood is an older part of town that is on the upswing. "The city is helping revitalize some of these neighborhoods," says Yvonne Rosas, a realtor with eXp Realty, who has over five years of experience selling homes in Odessa. Homes in the area tend to be less expensive, with the median sale price at about $169,000 compared to $349,000 for the City of Odessa. Zavala Elementary and Ector College Prep Middle schools are within walking distance.

Mid-century ranch-style and cottage homes
Roadways throughout the neighborhood offer enough space for street parking without disrupting traffic flow. Oak trees in various shapes and sizes dot the lawns of Waddell. Houses built in the mid-1900s tend to be more modest and sit on lots between 6,000 and 8,000 square feet. Mid-century ranch-style homes and traditional cottages are seen throughout Waddell, typically ranging in price from around $100,000 to $200,000. "A lot of the homes and buildings are older and are very small," Rosas says.
Waddell homes are all individual and original constructions.

Over 300,000 Christmas lights at McKinney Park during the holidays
The neighborhood is about 1 mile north of McKinney Park, one of the largest parks in Odessa. McKinney hosts a month-long celebration during the holiday season. Over 300,000 Christmas lights shine throughout the park, and residents can walk or drive to see it every night in December. During the other 11 months of the year, McKinney basketball courts, baseball fields and the Commanche Trail – a 2-mile paved pathway lined with trees – get a lot of use. The playground is a hit all year round, and the sprayground is a good place to cool off in the summer, while parents relax at the nearby picnic tables. "It was one of the more popular parks, especially for kids and families," says Daisy Rodriquez, Administrative Assistant with the Odessa Parks and Recreation department. Salinas Park is closer to the neighborhood and offers an open green space next to a modest playground and a basketball court.
