Quiet streets wind their way to the Wasatch Mountain range in Horace Mann, a residential neighborhood roughly 4 miles northeast of downtown Ogden. “It’s a really pretty area. People from out of state will come here and just drool over the mountains,” says Realtor Raquel Ocana with Berkshire Hathaway HomeServices, who has almost 10 years of experience. Sloped streets of single-family homes
Homes in Horace Mann are lined along complex gridded streets surrounded by mature trees. Carports are popular on properties with driveways, and street parking is available everywhere. “We’ve got old and new homes, and they’re all taken care of,” says Realtor Kimberly Green with Besst Realty Group, who has over 5 years of experience. “Anything above Canyon Road is nicer than what’s below.” Traditional single-story homes and brick ramblers built between the 1950s and 1980s are common. These properties span 1,500 to 3,000 square feet and cost between $300,000 and $550,000.
Property sizes grow the closer homes are to the mountains. East of Polk Avenue, bi-levels with tucked-in garages and split-level homes become popular. There are also a handful of multi-story Craftsman homes built in the 2020s with front gables and stone accent walls. Prices range from $500,000 to $650,000. Contemporary townhouses and condos can be found along Canyon Drive, spanning 1,000 to 1,600 square feet. Prices range from $250,000 to $325,000.

Wasatch mountain trails and outdoor recreation
The Wasatch Mountain range paints the backdrop to the east of the neighborhood. Multiple trailheads travel into the mountains and connect with the Bonneville Shoreline Trail, creating an extensive system traveling north to south. There’s the Jumpoff Canyon Trailhead and the Douglas Street Trailhead, both of which have steep gravel and dirt pathways surrounded by rocks and thick vegetation. The Ogden Bike Park has dirt paths that cut through the terrain and include steep inclines and embankments for tricks and dirt jumps. The Ogden Canyon Trailhead is located in the southeast of the neighborhood and winds its way to the area’s notable waterfall.
In addition to the natural landscape, Rolling Hills Park is a city green space with a playground area, a picnic pavilion and a baseball field. In the winter, Rolling Hills is a prime spot for sledding. Snowbasin Ski Resort is roughly 18 miles from the neighborhood and has multiple trails and slopes for skiing and snowboarding.

Getting educated at Ogden City schools
Children living in Horace Mann can start their education at East Ridge Elementary School. Earning a B-minus grade from Niche, East Ridge provides a Spanish and English Dual Immersion program. Depending on where they live in the neighborhood, students can then attend either Mound Fort Junior High School, which has a C grade, or Highland Junior High School, which has a C-minus. Ben Lomond High School maintains a B-minus and offers over a dozen student extracurricular activities, including JROTC and Bagpipes Corps.
The Ogden campus for the Utah Schools for the Deaf and Blind is in Horace Mann. These schools work with students until age 22, preparing them to advance their education and kickstart their careers. Additionally, the outreach division sends teachers to the surrounding public school districts and rural areas to offer their expertise.

Retail and restaurants on 12th Street
While Horace Mann is a primarily residential area, there are shopping and dining options close to home. Roughly 2 miles away, 12th Street Plaza is a commercial center with small businesses and restaurants. Mo’ Bettahs is a fast-casual eatery specializing in Hawaiian food. Chain restaurants include Baskin Robbins, Chick-fil-A and Golden Corral. Ocean Mart is an international grocer with a food court serving Thai, Japanese cuisine and more. The intersection of 12th Street and Washington Boulevard has additional restaurant options, plus pharmacies and retail stores like Walgreens and OfficeMax. Smiths on Harrison Boulevard is another grocer close to the neighborhood.

Traveling around Horace Mann
Gridded streets, sidewalks and numerous trails lend to Horace Mann being a pedestrian-friendly community. “There are a lot of people who walk or use their scooters,” Ocana says. “Though, the neighborhood does have hills.” Harrison Boulevard, known as Utah state Route 203, is the main thoroughfare, traveling north to south along the area’s western side. Several bus stops are dotted along the road as well. Canyon Road, known as Utah state Route 39, runs along the south of the neighborhood. Downtown Ogden is roughly 4 miles away.
