Old, but not part of a historic preservation district
Some areas north of downtown Oklahoma City are historic preservation neighborhoods and are highly sought after. However, the 38th Street Preservation neighborhood, 4 miles north of downtown, is not part of it. “You think it would be with the name, but it’s mainly the neighborhoods south and east of there,” says Brian Sloan, a Broker/Owner with almost 10 years of experience with Gotta Phone Sloan Realty. “But the homes are still around a century old in this neighborhood, and there’s plenty of charm.”
Early 20th-century charm
38th Street is the showcase road that runs east and west through the neighborhood. The road is divided by a grassy median, and each side is full of Craftsman, bungalows and two-story homes with full basements. The era that the houses were built was between the 1910s and 1930s. “I recently sold a house on 38th Street that a friend of mine had lived in for 50 years,” Sloan says. “It was sold for $260,000, and the people who bought it will probably put another $200,000 worth of improvements to it.” Most of the homes have three or four bedrooms and are priced between $250,000 and $400,000. “When I put up the listing in this neighborhood, it got 3,000 views in two days. The neighborhood is popular. More than I thought it would be,” Sloan says. Two-thirds of people living in 38th Street Preservation own their homes.

Historic home turned hotel
A historic 1912 house was renovated in 2016 and was transformed into a 36-room boutique hotel. The Bradford House has a wrap-around porch surrounding it, and it’s become more than an overnight place to stay. It’s also a destination for wedding receptions and a place for conferences and meetings. Overnight guests wake up to the smell of pastries baking and fresh coffee brewing.
Locally owned businesses at the corner
A small collection of locally owned businesses is situated near the corner of Western Avenue and 36th Street. Music collectors who love reading the liner notes on a vinyl LP record will love that a legitimate record store is still in business. Guestroom Records is run by two Oklahoma University alums, who opened the first store on the OU campus in Norman in 2003. The sign outside Cock O’ The Walk Bar & Grill says there’s a shuffleboard, pool and big-screen sports. In addition to the drinks you’d expect, burgers, nachos and other pub grub is available inside. Across the street is K & N Furniture Consignment, which offers a high-end furniture selection that’s been previously owned. Pilates on Western is a full-equipment studio with balanced body equipment and wunda chairs for exercise for the mind and body.

An over 100-year-old park
Memorial Park opened in the 1900s as Putnam Park, named after a prominent attorney and real estate developer. It originally was a place for residents of the nearby Putnam Heights neighborhood to use exclusively. By the 1920s, the name changed to Memorial Park to remember the honor and sacrifice of World War I soldiers, and eventually soldiers of all wars and those of future wars. There’s plenty of green space today, outside tennis courts and a playground.

An arts-focused school in the OKC Public School system
Young students living in 38th Street Preservation can enroll in Wilson Elementary Arts Integration School. The school serves kids through fourth grade and receives a B overall on Niche, getting B-plus grades for the teachers and academic rigor. Moon Middle School serves students starting in fifth grade. The student-teacher ratio is 15-to-1, and the school's overall grade is a C-minus. Frederick Douglass High School also gets a C-minus and has existed under various names and locations since 1891. It’s been at its current location since 1954.

Public transportation option
The Oklahoma City Metro Transit Bus System has stops along 36th Street and Classen Boulevard. For those dependent on cars, Interstates 44 and 235 are convenient to the north and east, respectively. SSM Health St. Anthony Hospital is a quick three-mile drive to the south, and a trip to Will Rogers World Airport will take 20 minutes.
