A small community with affordable homes just south of downtown
There's a buzz circling Oklahoma City. Many observers say it's a city on the rise, and Akers Park in southeast OKC is an example of the exciting new development in the metro area. Homebuyers searching for investment property are noticing this well located but formerly neglected neighborhood's budding potential. "Akers Park is up and coming; Oklahoma City has really been growing in a positive way, and there's a lot of commercial development and improvements planned for the area around that neighborhood," says Reyna Elizalde, a real estate agent with DC Kelley Realty who has 18 years of experience. "And Akers Park is close to major highways, so other parts of the city, like downtown and Tinker Air Force Base, are easily accessible."
Mid-century fixer-upper houses
In Akers Park, you'll find smaller traditional, ranch and cottage-style homes that range from around 700 to 1,400 square feet with two to three bedrooms. These homes line lived-in residential streets and tend to come with modest fenced-in front yards, where landscaping comes in the form of mature oak and elm trees. Many of the houses were built between 1940 and 1960, with some needing a little TLC, which has prompted the uptick of investment purchases in the area. "Akers Park used to be a little run down, but now there's a lot of people buying property as investments and making improvements," Elizalde says. "I sold a lot in Akers Park to a client last year, and she plans to build a brand new house on it." Those looking to purchase a home in the community can expect a price range from $50,000 for an older two-bedroom home to $150,000 for a larger, updated three-bedroom house.

Also among those 1,100 students are middle schoolers attending Crooked Oak Middle School, which has a C-minus on Niche. Older students head to Crooked Oak High School, which also has a C from Niche and features a two-story foyer resembling an oil derrick, a reminder of OKC's oil industry history.
