A developing multicultural community across from downtown

Once an independent city, Capitol Hill merged with the rest of Oklahoma City in 1911. Much of the neighborhood fell behind in the latter half of the 20th century, but today it is one of Oklahoma City's most culturally vibrant areas, thanks in large part to the Strong Neighborhood Initiative, a community revitalization program that brings strategic interventions to struggling neighborhoods. The heavily Latine-influenced neighborhood is brimming with color and life once again as murals and saplings spring up along the sidewalks of 25th Street. Everyday life in Capitol Hill is quickly improving with a growing mix of affordable housing options for first-time buyers and investors, too. "I was told about eight years ago that in OKC you don't have to worry about what the economy is doing or what either coast is doing — people are still buying and selling no matter what," says Realtor Clint Lawson of Pioneer Realty. "Even though the market has slowed down a little bit, we are still seeing multiple offers on things that are priced correctly."

The stronghold of Latine businesses along 29th Street includes a long list of specialty grocery stores like Carnicería La Hacienda. For a full pantry restock, La Michoacana Supermarket #9 sits across Grand Boulevard. La Oaxaquena Bakery offers a colorful and lively setting where residents go for a variety of sweet treats, especially tres leches cake. Even local chains like Crudoolandia add to the wealth of flavors in Capitol Hill, as well as Chelino's, which has a tortilla factory in the neighborhood that doubles as a food market.

Fiesta Fridays, drag shows and film festivals

Capitol Hill is a strong community, exemplified by a smattering of cultures and other groups of people who work together to plan and execute public events. The neighborhood's Latin heritage and pride shines on Fiesta Fridays, a monthly summer street fair. Flea market vendors, food trucks, musicians, dancers and vintage car owners get together during the festival to shut down 25th Street for pedestrian-only access and offer a litany of activities and cultural showcases . In the spring, residents from across the city head to the Yale Theater for the Oklahoma Cine Latino Film Festival. Throughout the year, the Snug OKC is a go-to spot for drag performances and other LGBTQ+ events.

Small Pueblo Revival cottages and large modern farmhouses

The neighborhood is changing and so are its homes, making for a competitive market of investors and first-time buyers. "The homes I've sold all have multiple offers," Lawson says. "Those houses seem to be going pretty quick. And I think people are spreading that way — taking those older homes and redoing them." The neighborhood offers a mix of smaller homes from across the 20th century and larger, newer builds from the past 10 years. New construction in Capitol Hill consists primarily of modern farmhouses, typically between $160,000 and $300,000. Midcentury modern and Craftsman cottages, and even some Pueblo Revival cottages, typically sell in the much lower range of $50,000 to $130,000. But that is because of their lesser square footage than new builds, which typically are double or triple the size of a cottage.

The largest skatepark in Oklahoma City at Wiley Post Park

One of the most important aspects of the community to residents is the multiple bike trails that pass through Capitol Hill's parks, forging connections to other parks and landmarks across the city. Residents can visit Wiley Post Park for a range of activities staked there , including horseshoe and sand volleyball pits, a playground, a splashpad for hot summer days and OKC’s largest skatepark. From Wiley Post Park, residents can travel to other riverside parks up or down river along the 13-mile Oklahoma River Trail. Alternatively, they can hop across the river using a separated bike lane on the Walker Avenue Bridge or pedestrian walkways on the Robinson Avenue bridge. South of the neighborhood, after doing a loop around the lake at Oliver Park, joggers can pick up the South Grand Avenue Trail and travel east or west to end up at either Woodson Park or Trosper Park. Even if it's raining, residents have multiple indoor activities in their neighborhood, including the Yale Theater and a Metropolitan Library System branch, which hosts regular events and programming.

Bike lanes, buses and straight shots into downtown

Outside of downtown OKC, few neighborhoods are as centrally located as Capitol Hill. Multiple north-south thoroughfares abut and pass through the neighborhood, leading straight into downtown. Shields Boulevard even offers a direct connection with Interstate 40 for commutes to job sites further afield. Traffic in the neighborhood is usually not too heavy, although major roads like Walker Avenue do slow down during peak commuting hours. Additionally, residents have options for getting around if they don't own a car, including Embark bus routes, separated bike lanes and pedestrian bridges for river crossings.

Small class sizes at all schools, plus private options

Capitol Hill students begin a public education at Adelaide Lee Elementary, which has a Niche score of C-minus. For grades 6 through 8, students age up to Capitol Hill Middle School, rated D-plus, followed by Capitol Hill High School, rated C-minus. Although schools in the neighborhood do not rank very highly, each offers class sizes below the national average of 17 students per teacher. Additionally, Capitol Hill High ranks in the Top 200 public high schools for Oklahoma athletics. Some parents send their children to Mount St. Mary's Catholic High School, an A-rated private school in the neighborhood.

Things to consider

Wedged between the Oklahoma River and Lightning Creek, Capitol Hill can experience flooding during rainstorms. Several areas throughout the neighborhood are designated flood zones, primarily the parks and other non-residential areas. The exception is a string of homes immediately adjacent to Lightning Creek.
