Small 1940s homes priced under the metro median
In Carverdale, modest brick cottages sit close together, with carports on short driveways spilling straight out onto the narrow streets. Lawns are petite but grassy, and trees stretch above the roofs from the wooded backyards. This pocket of the urban core was originally developed in the late 1940s to provide much-needed housing opportunities for Black World War II veterans. While 1,000-square-foot homes in Minimal Traditional styles are the most common here, a handful of homes are starting to see renovations. “A lot of investors are coming in and tearing down some of the more run-down houses to build some really beautiful homes,” Ouren says. Home prices in Carverdale range from $50,000 to nearly $150,000, well below the median for the OKC metro.
Well-connected by city buses and Interstate 35
Carverdale’s proximity to the O.U. Medical Center is part of its appeal. Ouren notes that with the medical complex less than a mile north, the “area is popular with students that need reasonably priced housing and people who work at the center and want a short, easy commute.” Just 3 miles east of downtown OKC and right off of Interstate 35, Ouren says that drivability is no small consideration for residents of Carverdale. Here, “you’re close enough to take advantage” of all the downtown amenities, “but far enough that you don’t have to deal with the traffic,” he explains. Although the neighborhood is mainly car-dependent, Embark bus stops along North Martin Luther King Avenue give residents the option to travel by public transit.Future musicians attend Oklahoma City Schools
Students between ninth and 12th grades can attend Douglass High. The historic school, established in 1891 as the first school in the city for African American students, is widely recognized as having a stellar music program. Famous jazz musicians Charlie Christian and Jimmy Rushing are both alums of the “Pride of the East Side.” Youngsters can attend Parks Elementary and Moon Middle, both within two and a half miles of most homes. All three schools are part of the Oklahoma City Public Schools system and score a C-minus from Niche.
Close to happening dining districts and local bites
For date night, many residents head to Deep Deuce, roughly 10 minutes from home in downtown Oklahoma City. Back in the 1920s, this area was the heart of OKC’s African American community and home to a thriving jazz scene. Today, it retains some of its artistic roots with a creative culinary scene, from fine dining at Grey Sweater to nightcaps at Bar Ciccetti. For more casual meals, a vibrant array of Black-owned restaurants have recently opened their doors along Northeast 23rd Street. Residents can wake up with unique coffee creations from Spiked or try hip takes on homestyle breakfast classics at Scrambl’d. Those who prefer to cook will have to travel to find produce from big-box stores — the nearest is Homeland, about 15 minutes away — but a handful of local grocers like Sunshine Grocery Cash Saver and budget retailers like Family Dollar meet residents’ needs closer to home.Easy to get active even in the heart of the city
Outdoorsy Carverdale residents enjoy the community’s proximity to Edwards Park, which is about a mile east across I-35 and home to playgrounds and sports fields. Closer to home is Douglass Park, where the Willa D. Johnson Recreation Center opened in summer 2023. This brand-new facility provides ways for kids and adults alike to get active, from the fully-equipped gym to the indoor water playground.
