A little over 5 miles from Lake Hefner, Chadbrooke North is a small Oklahoma City suburb about 17 miles northwest of downtown. Primarily developed between the 1980s and the 1990s, the community offers Craftsman bungalows and ranch homes on well-maintained lots. Blocks from the John Kilpatrick Turnpike, the suburb gives residents a respite from downtown but ease of access when needed. “It’s a busy area, but you are not in the middle of the city,” says Dahlia Bridge, a Realtor with Keller Williams Platinum, who has been selling the OKC market for 13 years. “People like it for the school district, its proximity to parks, and other outdoor activities.”

Neighborhood streets are wide and lined with homes built between the 1980s and 1990s packed tightly together. The brick Craftsman bungalows and ranch homes adorn decent-sized lots with well-manicured lots and fenced-in backyards. While portions of Chadbrooke North are gated and feature private amenities like the park in the Canyon Lake subdivision, streetscapes and home styles remain similar throughout. Buyers can expect a three-bedroom ranch home to sell for $325,000, while a three-bedroom Craftsman bungalow for approximately $485,000. “More houses are coming on the market recently, but it is still a sellers’ market as the inventory hasn’t caught up,” Bridge says.
Attending the highly regarded Deer Creek School District
Students attend the Deer Creek School District, which scores an A on Niche, serving 7,972 students. The school path is unique as students will attend Spring Creek Elementary for kindergarten through fourth grade, the Deer Creek 4th & 5th Grade Center, Deer Creek Intermediate for sixth grade, then Deer Creek Middle and Deer Creek High School. Each school scores an A, except the high school on Niche, which checks in at an A-minus. Deer Creek High offers Advanced Placement courses and fine arts classes, including band and chorus. Francis Tuttle Technology Center provides another educational opportunity for high school students and adults looking to continue their education. The vocational-technical school teaches the skills necessary to enter the workforce in high-demand jobs.

Residents won't have to travel far for groceries as there are three stores within 2 miles, with the Homeland at the corner of Rockwell Avenue and 122nd Street or the Crest Foods and Walmart Neighborhood Market in the Warwick Shopping Center. Further east down the turnpike, locals can find big box retailers, including Target, Costco, and Lowes. For a scenic bite to eat, Redrock Canyon Grill is on the east wharf of Lake Hefner and has indoor and outdoor seating, both providing excellent views of the water.

Driving on the John Kilpatrick Turnpike
Chadbrooke North is blocks from the John Kilpatrick Turnpike, a toll road that forms a partial beltway from Oklahoma State Highway 152 and Interstate 35. Residents can use the turnpike to get to Mercy Hospital Oklahoma City, less than 2 miles away. For those commuters needing public transportation, OKC’s Embark bus route stops in the area on the 003 North Kelly line. “Things are spread out in Oklahoma City. But it is not like you are living in California and you have to drive two hours to get somewhere. Residents here can hop in their car and drive to multiple places in a short amount of time,” Bridge says.

The Chadbrooke North Neighborhood Association is committed to building community and keeping the neighborhood looking beautiful. The homeowner’s association has a handful of community cleanups each year and a small 4th of July Parade where neighborhood children ride their bikes down the street before enjoying a cookout.
