As the saying goes, four-leaf clovers are rare to find, but lucky to have. Residents of this south Oklahoma City neighborhood have certainly found their leafy good-luck charm here. Realtor Clinton Lawson, with Pioneer Realty, notes: “Cloverleaf is nice because you’re in a great location just a few minutes away from downtown, and the houses are priced really well considering the current market.” He adds: “When we see a house go up for sale, it goes under contract pretty quick because people are really spreading out this way into these older, established neighborhoods now. It’s not just a great time to buy here, it’s a great time to live here.”
You’ll find mainly Minimal Traditional-style homes here, built between the 1940s, ‘50s and ‘60s. Many feature low chain link fences, front-facing single-car garages and square front stoops. With the median for the city hovering around the $300,000 mark, Lawson notes that this neighborhood is “reasonable” in comparison, with prices ranging between $100,000 and $175,000. “It’s an older neighborhood, but the houses have potential. They’re attracting attention from investors and investor-flippers more and more these days,” observes Lawson, noting that the increasing attention is likely because of Cloverleaf’s competitive home prices. “It’s a hot market because most of the homes are in that low-$100,000 range and the area is really coming up. There’s a lot of new development going on just north of here, so it won’t be long before Cloverleaf starts heading in that direction, too,” he predicts. For a typical three-bedroom, one-bathroom, Minimal Traditional home clad in light-colored vinyl siding, featuring laminate flooring throughout and its original midcentury kitchen cabinetry, you can expect to pay around $110,000.
Cloverleaf students attend schools in the Oklahoma City Public Schools system. Youngsters between preschool and fifth grade go to Hayes Elementary School, older students go to Webster Middle School for sixth, seventh and eighth grades and teens go to Capitol Hill High School for grades nine through 12. All three schools earned C grades from Niche in 2023. Established in 1928, Capitol Hill High is one of the oldest schools in the city. Today, the high school is known for its extensive array of extracurriculars. Redwolves can choose to participate in nearly 30 different clubs and organizations, from drama and drumline to Heritage Club, for Spanish-speaking newcomers, and Future Farmers of America. Lawson notes that Capitol Hill’s sports teams are great, too: “Soccer-wise, they’re awesome. Lots of locals turn out for the soccer games, they’re so fun to watch.”
With the concrete cloverleaf connecting Interstates 35 and 240 less than a mile away, residents enjoy easy access to the surrounding city. The popular dining and entertainment districts downtown are just a quick 7-mile drive north up I-35. Lawson notes: “Downtown is about 10 minutes away, which is great if you want to go out to eat, and you can get pretty much anywhere else you want to go in 30 minutes or less, too.” But for their everyday groceries, Cloverleaf residents can stick closer to home. Your local Walmart Neighborhood Market is just 3 miles northwest, off 44th Street. You don’t need to venture far to enjoy the outdoors, either, with McCracken Park at the heart of the neighborhood within about half a mile from most homes. The classic and colorful playground and splash pad are surrounded by young trees perfect for climbing, a picnic pavilion and a half-size basketball court.
