A small Oklahoma City suburb less than 4 miles outside of downtown, Creston Hills is known as a hub for commuters. “It’s a conveniently positioned area near the University of Oklahoma Medical Center, or OU Health, and Interstate 35 so that people can get to the major employers downtown and the surrounding areas,” says Char Hiaring, Realtor with REAL Broker, LLC. “Other popular spots like the state capital and the Adventure District are also just a short drive away. Because of all the development on the east side, the neighborhood could see major growth in the next five to 10 years.”
Established homes ripe for renovation
Tudors, ranch homes and bungalows outline the narrow residential streets of Creston Hills. “Established houses that have not been updated or remodeled are selling from $60,000 to $85,000, significantly less than the new construction in the area,” says Jenna Laird, broker and owner of Verity Real Estate with 18 years of experience selling in the area. “A first-time buyer could snatch up one of those, put some money into it, and make a good return.” A renovated home will cost between $130,000 and $160,000, while new construction will likely exceed $200,000. The houses are perched on petite lawns that are slightly sloped. Due to the limited yard space, there is very little tree cover throughout the neighborhood. Many homeowners instead have opted to install chain link fencing to maintain a sense of privacy.

Locals line up to get fluffy glazed cake donuts, cinnamon rolls and the Geronimo Burger piled high with cheese, lettuce, tomato, onions, mayo and a griddle-fried piece of ham.

Oklahoma City schools with storied history
Students living in Creston Hills are part of Oklahoma City Public Schools, which serves more than 32,000 children across the city. They’ll attend Thelma R. Parks Elementary School or M.L. King Jr. Elementary School, each earning a C-minus grade from Niche. The schools also offer specialized programs that incorporate arts integration and STEAM courses. They later filter into F.D. Moon Middle School and Douglass High School, which Niche also rates a C-minus. Established in 1891 as a two-room shed, Douglass High School was the first in the city for African-American students. More than a century later, the sprawling campus serves nearly 500 students and is known to locals as the ‘Pride of the East Side.’

The neighborhood’s namesake park, within walking distance of many homes here, provides a small, secluded spot for residents to get outdoors. A paved walking path winds through the pocket park that also features a small playground for kids in the neighborhood and basketball goals. Creston Hills’ eastern end is also lined by the Katy Trail, which spans nearly 6.5 miles along an abandoned railroad throughout Oklahoma City. Walkers and bikers can explore the pathway that connects to the Adventure District on its northern end. Take a detour off the trail to venture around Science Museum Oklahoma, the Remington Park racetrack and Oklahoma City Zoo. On the trail's opposite end, locals will find Douglass Park, which features a baseball field, basketball courts and the 9-hole James E. Stewart Golf Course.
Easy access to public transit and major highways
Commuters who work at OU Health and in downtown Oklahoma City can catch an EMBARK bus at one of the stops along Northeast 23rd Street or North Martin Luther King Avenue to get to work. Both areas are also within driving distance. OU Health is roughly 2 miles west of the neighborhood, while the downtown district sits about 3.5 miles southwest. For traveling outside the state, residents can make the nearly 15-mile trip along Interstates 35 and 40 to Will Rogers World Airport.
