Just under 3 miles from downtown Oklahoma City, or OKC to locals, Culbertson East Highland is full of sprawling residential streets lined with new construction and older homes. Restaurants and parks are mainly outside the neighborhood’s boundaries, but residents love that everything is just a short drive or bus ride away.

Homes in Culbertson East Highland are a mix of historic ranches dating back to the 20s and new construction. “A lot of people are tearing down the old houses and building new ones instead of renovating,” says Realtor Jenna Harper with Sotheby’s International Realty and a long-term OKC resident. She is also a homeowner in the neighborhood. “Homeowners still have to get approval for big projects, but there are no restrictions on style.” Homes sit on lots with over 7,000 square feet along streets with sidewalks. Garages may be uncommon, but occasionally, people can find single-car options. Trees and landscaping are sparse, creating an open feel, though mature trees add a splash of color. Vacant lots in the neighborhood start at $40,000. People can expect prices between $100,000 and $150,000 for the older ranches. Newer construction often lists between $200,000 and $250,000.

Soul food and seasonal coffees
Florence’s Restaurant has been an OKC staple since 1952, bringing soul food to the area. When dining here, visitors have to try one of Florence’s specials, from yammed fried chicken to grilled beef liver. Geronimo’s Bakery offers much more than just baked goods. Fresh donuts and cinnamon rolls are breakfast favorites, but the shop transforms into one of the best burger joints for lunch and dinner. For local roasts, head down to Culture Coffee. Additionally, locals can find seasonal drinks here with unique flavors like gingerbread and orange. For groceries, residents will have to travel outside of the neighborhood boundaries. Homeland is 3.5 miles to the north along Northeast 36th Street. Along I-40, locals can shop at the Walmart Supercenter 5 miles away. Over in Ridgecrest, WinCo Foods is just 6.5 miles away.
Head into downtown for annual OKC traditions
Because Culbertson East Highland is so close to downtown OKC, residents can access annual favorite events hosted in the city center. The Festival of Arts has ushered in spring since 1967, highlighting visual, performing and culinary arts. In the winter, the Myriad Botanical Gardens hosts the Devon Ice Rink. This outdoor rink spans over 5,000 square feet and serves the city from November to February. The Oklahoma City Memorial Marathon remembers the lives lost and changed in the city’s bombing nearly 30 years ago, and today draws around 25,000 people to the event.
Recreation centers and playgrounds at OKC parks
Culbertson East Highland’s central location provides residents access to several public parks, including John F. Kennedy Park in the neighborhood’s northeast corner, which offers a baseball field and playground. Yoga events often occur on the green. To the north, Riley Leroy Pitts Park has several tennis courts, a playground and a recreation center. Douglass Park sports standard facilities, like a playground, basketball courts and baseball fields, but also offers a newer recreation center. Willa D. Johnson Recreation Center has an aquatic center with a lazy river and three lap lanes. The building provides a teaching kitchen. Fitness classes are also available in the exercise areas.

Study law at Douglass High
Students can attend Thelma R. Parks Elementary School, part of the city’s public school system. For fifth through eighth grades, students can join football, cheer or band at F.D. Moon Middle School. This school has been serving students for more than 100 years and is named after an educator and city leader in the city. Frederick Douglass High School offers students several Advanced Placement (AP) classes and boasts the Douglass Academy of Law and Public Safety. All three schools receive C-minus rankings from Niche.

Buses along Martin Luther King Avenue
While neighborhoods have sidewalks, Culbertson East Highland residents require cars or transit to get around. North Martin Luther King Avenue makes up the neighborhood’s eastern border. Bus 022 stops along the street. Bus 002 travels along Northeast 12th and 13th Avenues, connecting the community to those west of it. Downtown is just across I-235, and I-40 is lined with several chains. The University of Oklahoma Medical Center is just 1.3 miles away.
