Petite community "poised for growth"

The small enclave of Culbertson manages to pack historic homes, local eateries and a neighborhood park in less than a quarter of a mile. The tiny neighborhood is located between historic districts, the University of Oklahoma Medical Center and the Oklahoma State Capitol. “It’s also close to Interstate 235, making it easy to commute around the city,” says Sarah Bytyqi, a broker at Verbode who has been selling in Oklahoma City for 16 years. “The east side of the city is experiencing a renaissance. A lot of local businesses, boutiques and restaurants are popping up. There are also projects coming to the Adventure District, and the Medical Community is thriving, so Culbertson is poised for growth, making it more desirable.”

No two homes look the same in Culbertson

While most homes in Culbertson were built between the 1920s and 1950s, the styles vary drastically. There is an eclectic mix of colonials, Gothic Revivals, small Mediterranean-style homes and European-inspired cottages. The houses are situated on slightly sloped and well-maintained lots along sidewalk-lined streets. Small sets of stairs often link the network of paved pathways to front entryways. The yards in Culbertson are modest, typically below a quarter-acre, with very few trees. Instead, shrubbery and small gardens are used to complement the homes. Prices here start around $225,000 for a two-bedroom house. Larger four-bedroom properties can climb to $465,000. The highest-priced homes in Culbertson hover around $750,000 because they include detached garages and sit on lots above a quarter-acre. “If the home is priced competitively, it will be off the market in less than 30 days,” Bytyqi says. The sidewalks flanking the roadways make it easy for neighbors to connect and walk to surrounding shops, parks and other amenities. Car owners can park in the paved driveways running along the side of their properties.

Relaxing green spaces within walking distance

Culbertson’s central location puts residents within a mile of several community pocket parks. Residents can relax under the shade of a gazebo or stroll along the paved pathways running through McMechan Park. The green space sits adjacent to the University of Oklahoma Medical Center and features a small playground surrounded by mature trees. Benches are located around the park so parents can keep an eye on their kids as they play. Visitors can get a feel for Oklahoma City’s history at William Freemont Harn Park and the Harn Homestead. A playground and basketball goal are situated near the grounds of the historic Victorian home and one-room school established in the late early 1900s, where tours are held daily.

Specialized academies offered in Oklahoma City Public Schools

Students living in Culbertson attend Wilson Elementary School, which gets a B from Niche and is an arts integration school through a partnership program with the Kennedy Center in Washington, D.C. They later filter into F.D. Moon Middle School and Douglass High School. Both have C-minus ratings from Niche. Douglass High School students can enroll in the Academy of Law and Public Safety. The school’s music program also has a storied history, producing famous jazz artists like Charlie Christian, Jimmy Rushing and trumpet player-turned-writer Ralph Ellison.

EMBARK transit connects to OKC

The EMBARK public transit system has stops along North Kelley Avenue, North Lincoln Boulevard and Northeast 13th Street, providing a way for locals to reach the heart of downtown Oklahoma City. Well-loved local spots

Culbertson Plaza sits at the heart of the neighborhood and houses several local restaurants and a salon. Pick up a pie at Papa Dino's Pizza and Grill or join neighbors next door at George’s Happy Hog Bar-B-Q. Regulars wait in line to order their ribs or brisket platters at the counter inside. Along with the casual restaurants within Culbertson, locals can make the short 2-mile trip to the eclectic eateries in Midtown. Hatch is a beloved brunch spot, and friends get together for brews and pub fare at McNellie’s OKC. The bustling district is also dotted with local boutiques. Shoppers browse through the clothes and gifts at The Black Scintilla and the high-end sneakers lining the shelves at The Laboratory. People will need to hop in their cars and drive nearly 2.5 miles west of Culbertson to pick up groceries at Homeland.

History and entertainment less than 4 miles away

Oklahoma City’s vibrant attractions are easily accessible from Culbertson. The Oklahoma State Capitol sits roughly a half-mile north of the neighborhood. Along with the legislative activity that takes place there, tours give visitors a chance to learn more about the artwork displayed throughout the building. Nearby, at the Oklahoma History Center, locals can explore exhibits about the USS Oklahoma and the role the state has played in space exploration. People living in Culbertson can avoid major highways to reach the lively Adventure District, roughly 3.5 miles north, where they can watch horse races or play the slots at Remington Park, see the animals at the Oklahoma City Zoo, or take a trip back in time at the National Cowboy Museum.
