Draper Park, a small neighborhood along the Grand Boulevard in southside Oklahoma City, is for those who want to plant roots and stay awhile. “A lot of people who live here don’t want to leave,” says Eric Avalos with a chuckle. The Realtor with Metro First Realty of Edmond is a lifelong resident of OKC and says Draper Park is home to generations of families. The neighborhood sits just south of the Historic Capitol Hill District, the city’s Hispanic and Latino enclave. Its cultural influence can be felt here, creating a strong sense of community that draws in buyers specifically looking to be a part of it. “They don’t want to look anywhere else because here the stores and businesses they want are close. There are a lot of Latino businesses and restaurants around here that people love,” Avalos explains.
Upgraded homes for less than the OKC average
Buyers here will find minimal traditional, Craftsman and brick ranch-style homes resting on small grassy lots separated by concrete driveways. Personal touches make each property different from the next, as many houses were built between the 1930s and 1970s and have been renovated and expanded over the years. “There are a lot of people who upgrade their homes here. They’ll add new bathrooms or add carports in the front,” Avalos says. Prices range from $75,000 for a smaller two-bedroom home in need of TLC to more than $225,000 for a larger newly renovated three-bedroom home. While prices have increased here over the past year, buyers are paying $196,000 on average, less than the Oklahoma City average of $230,000.

Peddle down the South Grand Trail
Less than 4 miles south of downtown OKC, Draper Park offers residents easy access to many employment opportunities on both sides of the Oklahoma River. “Being so close to downtown has opened a lot of infrastructure access for homeowners and renters around here,” Avalos says. While most residents drive, taking advantage of Interstate 35 about two miles away, those without a car can hop on an EMBARK bus at the stops lining South Walker Avenue or bike down the South Grand Trail. Heading out of town, Will Rogers World Airport is about a 7-mile drive west via Southwest 44th Street.
Authentic flavors and longtime staples
For everyday shopping, residents can visit the stores clustered along South Western Avenue, including Walmart Neighborhood Market and La Michoacana Supermarket. “This side of town is really popular for its food,’ says Avalos, noting that people flock here from across the city to enjoy the authentic Latino restaurants. La Oaxaquena Bakery and Tizo’s Pops and Ice Cream have been serving up authentic Mexican dessert staples for more than 20 years, while the Mazatlán street food-inspired eatery Crudoolandia is a popular spot for more savory cravings.

Residents visit Draper Park for more than a breath of fresh air and some exercise. “They hang out. There’s a playground. There are fields to play sports. They do cookouts sometimes. It is pretty nice,” Avalos says. “I know a lot of people are passionate about their cars over there. They have a lot of car meets in the park. You can see people working on their cars on the weekend,” he adds. The neighborhood is also within walking distance to the walking trail and playground at Hosea Vinyard Park, Pete White Health and Wellness Center and OKC’s Police Athletic League, offering athletic programs, leadership training and service opportunities for the city’s youth.
A high school with clubs for the musically inclined
The Oklahoma City Public Schools system serves students in Draper Park. Children can start at Adelaide Lee Elementary, which earns a C-minus rating from Niche. Students can move on to D-plus-rated Capitol Hill Middle and finish their degrees at Capitol Hill High School. Hill High, which has a C-minus rating, offers a variety of music clubs, from choir and jazz band to dance and drumline, which is fitting as Wanda Jackson, “Queen of Rockabilly,” graduated from the school in 1955. Residents also have several private education options nearby, including Sacred Heart School, St. James School and St. Paul's Community School.
Many kids from around the South side of OKC attend Adelaide Lee Elementary.
