Anyone who’s seen “Dirty Dancing” knows not to put Baby in a corner. But when it comes to neighborhoods, sometimes the corner seat is prime real estate. Eagle Lake Estates, in the northwestern corner of Oklahoma City, proves this. Kathy Parker, a Realtor with eXp Realty and a long-term resident of northwest OKC herself, says: “It’s a great location because you’re sandwiched between the two malls that we have in the city, and all the restaurants and two major highways.” Realtor Becky Ivins, with Movers Real Estate, agrees, confirming: “It’s the location that draws most people here, they come for the school district and the proximity to shopping and restaurants.”

The Traditional and Tudor-inspired ranch-style homes here are also a factor in Eagle Lake Estates’ popularity. Ivins notes that many of her clients love these 1980s-era homes, observing: “The ‘80s were a nice decade for style, there’s a lot of attention paid to interior details like built-in, custom shelves and decorative kitchen tiling and brickwork around the fireplaces.” She notes that many homes here also feature “bonus rooms” in the attic, which increases both the square footage and home value. You can expect to pay close to $350,000 for a brick ranch built in 1981, featuring an attached two-car garage, a patterned brick accent wall around the wood-burning fireplace and a finished attic “bonus room.” Ivins explains that the $300,000 to $350,000 range is on the upper end of the spectrum in Eagle Lake Estates, where she says: “The median sale price is about $270,000, and most of the homes are listed for between $250,000 and $325,000.”

Less than 3 miles west of Lake Hefner, within 2.5 miles of both the Northwest Expressway and Kilpatrick Turnpike, Eagle Lake Estates’ unquestionably convenient location is its true selling point. “It’s easy to get anywhere in the city in 30 minutes or less,” says Ivins. Parker confirms that with Quail Springs Mall to the north off the turnpike and Penn Square Mall to the south off the expressway, both less than 10 miles away, “all the stores you could ever need are in easy reach.” And for your everyday groceries, you can stick even closer to home. Between the Silver Springs Pointe and Rockwell Plaza shopping centers just a mile and a half south of most homes, you’ll find your local Walmart Supercenter, Sam’s Club and Aldi.

The sparkling shores of Lake Hefner, just a quick jaunt east down Hefner Road, offer a plethora of opportunities to enjoy the great outdoors, too. “There’s tons to do there,” says Parker, listing: “There’s parks, there’s sidewalks, people run, people walk their dogs, there’s a really nice playground.” She adds that she can bike the nearly 10-mile trail along the shoreline in about an hour, but that there are plenty of things to do for even those who want a more relaxed day at the lake. “Just go out there on a Saturday afternoon and watch the sailboats,” she says, noting: “The sunsets are gorgeous, it’s just beautiful.” Eagle Lake Estates residents often head to the east side of the lake for a bite to eat: “The restaurants on the east side are awesome,” Parker says. She recommends Mama Roja’s Mexican Grill and Hefner Grill as two of her favorites, with the caveat: “They’re all really good because most of them have waterfront dining. You almost feel like you’re in a beachfront town. It doesn’t feel like you’re in Oklahoma.”

Eagle Lake Estates grade school students attend schools in the highly sought-after Putnam City Schools district. Many go to Ralph Downs Elementary, Hefner Middle and Putnam City North High School between preschool and 12th grade, all of which boast B grades from Niche. Ivins notes that the school system is a big draw for families moving to this area, observing: “It’s very popular.” Parker concurs, adding that her two children both graduated from P.C. North and “excelled there.” She explains that one of the reasons the district is so appealing is its size. “Putnam City schools are not nearly as crowded as some of the schools farther north,” she explains, noting that with three high schools, “they’re just not overcrowded.”

With such easy access to a wide array of amenities, it’s easy to see why this corner of the city is one homebuyers are more than happy to occupy.
