An established OKC neighborhood for more than 100 years
Rich history and modern amenities collide in Helm Farm on Oklahoma City’s north side. Established in 1907, residents in the two-block-wide neighborhood can easily walk to the shopping and dining corridor of North Western Avenue or take a short mile drive north to get to Penn Square Mall and Belle Isle Station. “You have walkability to restaurants, you’re close to highways, you’ve got schools nearby, but you’re not fully living the downtown life,” says Charli Bullard, a Realtor with Engel & Volkers Oklahoma City.
Historic Craftsman homes and new Modern builds
Many of the neighborhood’s original homes date back to the early 1900s, with Minimal Traditional, Tudor and Craftsman-style cottages built between the 1920s and '30s. Most homes are around 2,200 square feet and feature covered front porches, gabled roofs and thick columns. A three-bedroom historic home in need of repairs can cost between $150,000 and $250,000. A turn-key remodeled home with three bedrooms can range from $280,000 to nearly $400,000. In recent years, developers have chosen to tear down old homes to build new Modern-style houses with Tudor or farmhouse flair. A newly constructed four-bedroom home can cost between $750,000 and $850,000. Despite its history, the neighborhood lacks historic preservation protections, resulting in more single-family homes, duplexes, and accessory dwelling units. This increase in density and the demolition of century-old homes has faced opposition from many long-time Helm Farm residents.
Shopping and dining along the Western Avenue corridor
Western Avenue borders the neighborhood to the east and is lined with shops and restaurants. Residents can get a quick start to their day with a breakfast sandwich and a latte at Stella Nova Coffee, or savor their morning at Classen Grill with fresh-squeezed orange juice and homestyle breakfast favorites. Sipango Lounge, affectionately shorted to “The Sip” by residents, has been a Helm Farm staple for happy hours since 1936. Sushi Neko on Western Avenue is one of the most popular sushi restaurants in OKC. ReModernOK, also on Western Avenue, is a vintage and antique retail store with Mid-Century Modern furniture and other wares. Those looking for a retail fix only have to drive a mile north to get to shopping centers like Bell Isle Station and Penn Square Mall. Walmart has groceries covered 1 mile north.
Fresh air at Flower Garden Park
Flower Garden Park is a quarter mile away across North Classen Boulevard. Originally intended to become a botanical garden, the neighborhood park instead has rolling hills, a playground, picnic areas and a splash pad. Douglas Park, about a half-mile east of Western Avenue, is a relaxing spot for picnics under shade trees, taking dogs for a walk and sledding in the winter.
CTE classes at Oklahoma City Schools District
Kids can attend Wilson Elementary School, which receives a B from Niche. Moon Middle School and Frederick Douglass High School both receive a C-minus. The high school offers AP classes in English, and History and Social Sciences. High schoolers in the Oklahoma City Schools District can participate in career and technology education programs such as marketing education, STEM and health careers.
Helm Farm neighborhood group schedules events, keeps residents informed
The Helm Farm Neighborhood Association schedules events and get-togethers for the neighborhood, like Sips at The Sip and outdoor movie nights. In 2024 the group had several inaugural events like a neighborhood garage sale and a holiday cookie swap. The group’s Facebook page regularly updates residents on neighborhood happenings, including proposed building projects and zoning updates.
Less than 5 miles from Downtown OKC
Helm Farm residents can easily hop on Interstate 44/Route 66 and the Northwest Expressway at the northern tip of the neighborhood. The closest Embark bus stops are at the intersection of North Classen Boulevard and Helm Street. Downtown Oklahoma City is less than 5 miles south of the neighborhood on I-235. Integris Health Baptist Medical Center is 3 miles northwest, while Will Rogers World Airport is 14 miles south.
